Sheffield's East End is set for a major transformation as developer Citu secures planning permission for 362 new homes in the first phase of a wider regeneration project worth a total of £300m. The Attercliffe Waterside urban regeneration scheme will see 1,000 new homes built across three phases alongside new leisure amenities and workspace. 🛍 This is an exciting opportunity to create a vibrant and sustainable community in an area of Sheffield that has been previously overlooked in terms of housing. 🏘 It's great to see Citu is repurposing six existing historic buildings to include a café, bar, bakery, restaurant, offices and multi-purpose venue. Designed by Rothelowman, the proposed 108 Stirling Street development is ERBEN’s latest project, aiming to set a new benchmark for sustainable urban living, focusing on walkable green spaces and public amenities, enhancing social cohesion, community well-being and environmental benefits. EDQ have released the proposed Development Scheme for Woolloongabba (‘The Woolloongabba Plan’) promising to deliver 14,000 new dwellings, significant public green space, and a network of improved pedestrian connections from the Gabba to Southbank and the CBD. A copy of the Draft Scheme and supporting documents can be found at https://lnkd.in/edyDXvem. Key observations include: 1. Building height – Uplift in building heights in specific locations up to 75 storeys. 2. Affordable Housing – Mandatory provision of social and affordable housing comprising a minimum of 20% for developments (of more than 10 dwellings). 3. Dwelling diversity – Mandatory diversity in tenure (e.g. built-to-rent, key worker accommodation, retirement or community housing) OR dwelling size (bedroom) mix. 4. Sustainable design – A minimum 5-star Green Star rating across the PDA and minimum 6-star Green Star rating for sub-area 1b. 5. Communal open space – Aspirational target of a minimum 80% of the site, or 15% of GFA (which the greater). 6. Heritage & Character Protection – Protection of heritage places, commercial character buildings and pre-1911 buildings (as identified under the Brisbane City Plan 2014). 7. Reduction in car parking – Application of maximum carparking rates for residential and non-residential uses. 8. Promotion of active transport – Application of minimum bicycle parking rates (1 space/bedroom + 0.5 visitor space/units) – The Gabba will be Brisbane’s very own Little Amsterdam! As we roll to the end of 2024, we see new hope for a better 2025 ahead. The downward trend in interest rates has shifted the mindset. We are with high anticipation awaiting what sorts of pre-sale values can be realized as new projects come to market. Here's hoping that summer brings with it a new energy. The six storey conversation is an interesting one. It has come about over the past few years as our District Plan has gone through significant change, along with its significant consultation and debate. It is a mid-level scale in our context that has not seen a lot of action. We have been successfully delivering at 3-4 storeys, and then there is the jump up to the 10-15 storey scale. This being the result of the metrix that make projects viable. Once we jump above that 3-4 storey level we enter a different level of complexity. The structures become commercial in nature, and the costs escalate. There are many benefits from providing our urban environments with a good variety of lifestyle choice. However we do it, we need to provide desirable places where people thrive. Wellington is a great city. Thriving cities always evolve and change over time. We are entering into a new phase of evolution, and I am excited to be a part of it. Latest property and construction news….. Thirteen landmark buildings in the West Midlands are on Historic England’s Heritage at Risk list. The buildings include Kings Norton Old Grammar School and Tamworth Castle. The first phase of New Garden Square’s scheme off Hagley Road in Edgbaston called Loundon’s Yard, has reached practical completion. Delivered by Moda Living, 398 to-rent apartments with co-working space, a gym, private dining space and a communal garden feature in the development. The second phase of the project has already received planning permission and will see a further 462 to-rent apartments being added with a rooftop terrace. Zoopla is predicting house sale increases of 5% next year. The number of house sales completions this year are expected to finish ten percent above last year. Property values are anticipated to increase by an average of 2.5% in 2025. Midland house prices are expected to outperform the UK average. The Mclaren building on Priory Queensway is to undergo a major refurbishment. The building opened in 1972 and will see a £2.4m investment. A gym, meditation room and bicycle storage space will be added along with new serviced offices. Birmingham City Council’s planning committee has rejected plans for a three-building housing development to go ahead on Bristol Street. The proposal was to construct 550 to-rent apartments but concerns were expressed by committee members about the mix of accommodation, the design and heritage building concerns. #property #construction #housing

Legal & General has submitted a planning application for Bristol Temple Island, a £350m regeneration project that will transform the derelict, former diesel depot site into a new urban quarter. The development master planned by architects Zaha Hadid aims to deliver 520 homes, two new office buildings, retail space, flexible workspace, and a new hotel with conference facilities. L&G’s will work in partnership with Bristol City Council to ensure 40% of housing is for social and affordable rents or shared ownership. Latest property and construction news….. A major residential project called 'Edition' will see 581 apartments being built behind Birmingham Library in Brindley Drive. Two buildings (called Park Residence and Centenary Tower) of 15 and 46 storeys will feature in the scheme along with a cinema room, pool, outdoor terrace, private dining areas and rooftop outdoor spa. Two office blocks next to 2 Colmore Square and Cannon House are being renovated and will be renamed ‘Multistorey’. The building will offer 75k sq.ft of Grade A office space with 15k sq.ft. of amenity space. The scheme includes a new reception area, co-working space, meeting rooms and a fully equipped auditorium. There will also be an outdoor terrace, car parking spaces, bicycle parking space and retail/commercial space on the ground floor. Work should be completed in early 2025. The Save Smallbrook campaigners have vowed to continue its fight despite three failed legal challenges to save the Ringway building. The campaigners “Don’t Waste Building” are keen to retain larger buildings in the city by repurposing them. Bradford Works in Barr Street, Birmingham, is to be converted into a shared living scheme having received planning permission. There will be 54 micro-apartments with communal dining areas, kitchens, lounges and a roof top terrace. It is thought to be the first scheme of its kind in the city. Stepnell property group is to be de-merged following a shareholder’s decision. This means the construction, property management, and property investment elements of the business will operate independently.
