JULY AGENDA HAY STREET 2-WAY REVITALISATION Council is being recommended to approve the draft Concept Plan for the revitalisation of Hay Street from William to Elder Street. The concept plan proposes that pedestrians and place making are prioritised over cars by creating destinations, not through routes, and providing permeability, legibility, choice of routes and ease of access for city residents and businesses. NEW DRAFT LOCAL PLANNING POLICIES There are ~100 LPPs that support existing local planning schemes that operate within the City of Perth jurisdiction which are being consolidated into a set of new contemporary LPPs. The draft LPP character areas seek to ensure that character elements are protected. DRAFT NORTHBRIDGE CHARACTER AREA LPP The Draft LPP objectives are to: (a) encourage medium-scale development with a low-scale urban edge within a rich and interesting pedestrian environment; and, (b) to preserve and respect the traditional streetscape rhythm within the area whilst allowing for a diversity of architectural expression that supports Northbridge’s diverse character and role as the premier entertainment area of Perth. DRAFT ST GEORGES TCE CHARACTER AREA LPP The Draft LPP objectives are to: encourage high-scale landmark buildings with a medium scale urban edge that emphasise the ridge line and prominence of St Georges Terrace and reflect the area’s importance as the primary centre of business for Greater Perth and the State. DRAFT GODERICH ST HERITAGE AREA & LPP The Draft LPP objectives are: (a) retain and conserve the cultural heritage significance of the Goderich Street Heritage Area; (b) encourage the use and sensitive adaptation of contributory buildings; and (c) ensure that development in the Goderich Street Heritage Area does not adversely affect its cultural heritage significance. BUSINESS IMPROVEMENT GRANTS This program aims to provide support to businesses and property owners to carry out project works that enhance the public realm, create new experiences, and which encourage people to visit and stay longer. Council is being recommended to approve $250k over 13 businesses this funding round. 𝗪𝗲 𝗮𝗿𝗲 𝗽𝗹𝗲𝗮𝘀𝗲𝗱 𝘁𝗼 𝗮𝗻𝗻𝗼𝘂𝗻𝗰𝗲 𝘁𝗵𝗲 𝗰𝗼𝗺𝗽𝗹𝗲𝘁𝗶𝗼𝗻 𝗼𝗳 𝗔𝗻𝗴𝗲𝗹 𝗛𝗲𝗶𝗴𝗵𝘁𝘀, a landmark development in Croydon that redefines urban living and community spaces. In December, we returned to site to capture drone footage of the completed development, giving us a chance to see the finishing building from all angles. The project, which forms part of the 𝗦𝘁 𝗠𝗶𝗰𝗵𝗮𝗲𝗹’𝘀 𝗦𝗾𝘂𝗮𝗿𝗲 𝗱𝗲𝘃𝗲𝗹𝗼𝗽𝗺𝗲𝗻𝘁, is a 25-storey tower comprising 𝟭𝟯𝟰 𝗦𝗵𝗮𝗿𝗲𝗱 𝗢𝘄𝗻𝗲𝗿𝘀𝗵𝗶𝗽 𝗿𝗲𝘀𝗶𝗱𝗲𝗻𝘁𝗶𝗮𝗹 𝘂𝗻𝗶𝘁𝘀 and 𝟱,𝟰𝟵𝟬 𝘀𝗾 𝗳𝘁 𝗼𝗳 𝘀𝗵𝗲𝗹𝗹 𝗮𝗻𝗱 𝗰𝗼𝗿𝗲 𝗰𝗼𝗺𝗺𝗲𝗿𝗰𝗶𝗮𝗹 𝘀𝗽𝗮𝗰𝗲. A standout feature of Angel Heights is the retention of the 𝗵𝗶𝘀𝘁𝗼𝗿𝗶𝗰 𝗳𝗮ç𝗮𝗱𝗲 𝗮𝘁 𝟲-𝟭𝟮 𝗦𝘁𝗮𝘁𝗶𝗼𝗻 𝗥𝗼𝗮𝗱, preserving an important piece of Croydon’s architectural heritage while delivering modern homes. Situated just minutes from Croydon’s public amenities and transport links, Angel Heights offers residents 𝗮𝗳𝗳𝗼𝗿𝗱𝗮𝗯𝗹𝗲 𝗵𝗼𝗺𝗲𝘀 𝘄𝗶𝘁𝗵 𝘀𝘁𝘂𝗻𝗻𝗶𝗻𝗴 𝘃𝗶𝗲𝘄𝘀 𝗼𝗳 𝘁𝗵𝗲 𝗶𝗰𝗼𝗻𝗶𝗰 𝗟𝗼𝗻𝗱𝗼𝗻 𝘀𝗸𝘆𝗹𝗶𝗻𝗲. In line with the 𝗚𝗟𝗔 𝗟𝗼𝗻𝗱𝗼𝗻 𝗣𝗹𝗮𝗻 (𝟮𝟬𝟭𝟭) and 𝗣𝗮𝗿𝘁 𝗟 (𝟮𝟬𝟭𝟯) of the Building Regulations, the development incorporates sustainable features such as a 𝗖𝗛𝗣 𝘂𝗻𝗶𝘁, 𝘀𝗼𝗹𝗮𝗿 𝗣𝗩 𝗽𝗮𝗻𝗲𝗹𝘀, 𝗮𝗻𝗱 𝗶𝗻𝗻𝗼𝘃𝗮𝘁𝗶𝘃𝗲 𝗯𝘂𝗶𝗹𝗱𝗶𝗻𝗴 𝗳𝗮𝗯𝗿𝗶𝗰 𝘀𝗼𝗹𝘂𝘁𝗶𝗼𝗻𝘀. Throughout the project, we worked closely with the client and contractor to maximise efficiency and overcome challenges. By collaborating on a deed of variation, we facilitated the design and planning adjustments required to increase the number of Shared Ownership units, delivering 134 high-quality homes instead of the originally proposed penthouse apartments. As the Employer’s Agent and Quantity Surveyor on this project, we were proud to provide key support from inception to completion. If you've been in Austin long enough, you know that the Rainey Street of today is absolutely nothing like the Rainey Street of yesterday. Out (for the most part) are the bungalows-turned-bars. In are luxury high-rises - like The Modern, which just topped out - that are practically stacked on top of each other, creating what's now the densest residential population in all of downtown. Several key Swansea projects within the £1 billion regeneration programme are set to make significant progress in 2025. Among the developments, work on transforming Castle Square is scheduled to begin soon, featuring expanded green spaces with lush lawns and new planting. Additionally, the new office development at 71/72 The Kingsway is on track to be completed by early 2025.
