Catching up on reading some of this year’s key reports, I was thinking about the British Council of Offices (BCO) updated specification from spring 2023. In particular, the BCO has updated its guidance on space allocation and density which has been increased from 8 sq.m to 10-12 sq.m. for one person’s workspace. The guidance also includes expert advice on how designers can create healthier offices that support changing working patterns. As facilities manager, we think hard about how we can provide a high-quality environment that maximises health and wellbeing and yet also contributes to productivity.
Having great communal areas and access to natural light and places to make a private phone call are all important in serviced workspaces as is effective air handling, ventilation and means of preventing thermal gain, particularly in south facing locations. These can all be managed by both effective design specification (which is what the BCO is trying to address) but also by effective facilities management. This is all facilitated if the design specification reflects these key issues from the outset.
But our objective is to go beyond the delivery of safe, comfortable and productive places of work. At Creative Space, we want to ensure that our business communities have all of this as well as an environment in which their business is more likely to grow, where they are more likely to hire new staff and where the impact of their supply chain has a directly beneficial impact on the South Yorkshire economy.
Where assets are held by local authorities, they need to be both exceptionally well managed but also adding value to the social and economic objectives of their communities. Through our work we aim to demonstrate that not only are the buildings we operate exceptional places to work, but they will have a measurable impact on the sectors and business communities that our clients have committed to support.
The effective management of economic development assets needs to include the planning and delivery of events; to communicate in collaboration with their occupiers, to create opportunities for their suppliers and clients and to act as a facilitator, ultimately succeeding when occupiers outgrow the nurturing and supportive environments that we provide.
So whilst we are also aiming to provide the optimum physical conditions for people working in our buildings we are also seeking to ensure that buildings such as Electric Works leverage maximum impact on behalf of our stakeholders.
