For the listed real estate markets in London and Dublin, it’s been a year of cautious optimism. After several years of declining capital values, the sector showed signs of emerging from the bottom, supported by stabilising inflation and base rate cuts. Capital flows even turned positive in the London market in November, breaking a 41-month losing streak. M&A activity dominated the landscape, driving the ongoing consolidation of listed property companies. M&A is likely to remain a central theme as listed property companies seek scale and operational efficiencies.
