Barwood Capital and Perseus Land & Developments Limited have successfully sold a 70-bed care home scheme in West Malling, Kent, to a joint venture between property development company Barcroft Estates and a global investment company for an undisclosed sum. The scheme has been pre-let to a not-for-profit care provider which supports older people through registered nursing and dementia care homes. The facility is intended to offer residential care and dementia-specific care. The site is targeting a BREEAM Very Good rating, Net Zero in operation enabled and an EPC A rating. The news comes as Knight Frank’s 2024 Healthcare Report suggests that healthcare beds grew by only 519 beds this year with a recorded 3% growth in care beds over the past decade. Waverley War Memorial Hospital: Future Expansion Focusses on Modernisation and Community Care Uniting has submitted a scoping report with the NSW Department of Planning, Housing and Infrastructure for a residential aged care facility and seniors living units on its prime Waverley landholding. Whilst the current plans allow for expansion of hospital services, including 105 - 114 new aged care beds and 210 - 230 seniors living units, this will take place in conjunction with NSW Health and with respect to the site's heritage value. The expansion plans have been informed by many years of negotiation with Waverley Council to establish a planning framework that is capable of supporting Uniting's plans for the hospital. This has included two rezoning proposals to effectively improve the site's height limit and FSR, as well as allow 'seniors housing' as an additional permitted use, which is a prohibited use under the site's current SP2 Infrastructure zoning. Two of our Bath team, Anna Haskins (Consultant) and Sam Waples (Head of Analytics) recently visited a couple of property projects that Greater Manchester Pension Fund (GMPF) has invested in as part of its place-based strategy to support regeneration in the North West. Their goal was to gather evidence for our latest independent impact assessment for GMPF. First, Anna and Sam visited Chorlton Cross Shopping Centre in Manchester. Guided by a representative from CBRE, who manages the scheme on behalf of GMPF, they learned about the pre-development plans for the site, which will likely include 200 residential units with affordable housing, retail spaces and green areas. Next, they visited Mersey Gardens supported living apartments in Tranmere, Birkenhead, where they met with a representative of the care provider Independence Support Ltd. This scheme supports up to 20 individuals with learning and/or physical disabilities, enabling them to maintain their own tenancy. It contributes to Wirral’s local objectives of supporting community independent living, keeping people connected to family, friends, local networks, and supported employment. At both these locations, Anna and Sam spoke with stakeholders, including staff and residents to understand how these developments are positively addressing local needs. The L.A. County Board of Supervisors appointed centennial partners the contract to convert the vacant L.A. County General Hospital building in Boyle Heights into a housing and healthcare facility for working-class and homeless residents. Centennial Partners was chosen to build between 800 and 1000 housing units, new retail space, a hotel, medical offices, and laboratories in the L.A. County General Hospital building and its surrounding 25 acres. The cost of the redevelopment project is currently estimated at $1 billion and will be in a public-private partnership.
