Last week we were delighted to celebrate the practical completion of the first two buildings planned for Miller’s Quay, the cornerstone development at Wirral Waters, the UK’s largest urban regeneration project. As a result, Miller’s Quay will soon welcome its first rental tenants and in total the development will consist of 500 homes. The remaining four buildings of the development are due to be completed by January 2025. James Agar, Head of Long Income at PIC, said: “Miller’s Quay exemplifies the ideal partnership of a long-term investor, a highly experienced developer, and a forward-thinking local authority working together to generate a development of considerable social value. “As an example, over the course of construction the average monthly spend on local labour has exceeded £1 million per month with 41% of the costs of construction placed with businesses located within a 50-mile radius of Wirral Waters. The benefits of cutting the distance goods and contractors need to travel has helped to reducing energy consumption, particularly of fossil fuels. “This Build-to Rent development has been funded through a long-term, regeneration lease structure, which operates like a fully amortising loan, providing funding for Wirral Metropolitan Borough Council (WMBC), which would not have been available from traditional sources. I had the pleasure of attending the SMPS South Florida Developer Panel luncheon yesterday. Top shelf developers in the area were on the panel including Brian Tuttle, Tuttle Land Investments, Jordan Davis, Related Urban, Santiago Rodriguez, Latorre, Robert Anderson, Tortoise Realty Group and Jessica Chen, Swire Properties. The Moderator was Sean Denyse, Director of Business Development at Hedrick Brothers. Here are some key takeaways: 1. Housing, both for affordable and low-income is the #1 need for design/construction in Florida. They mentioned a new building opening in South Florida for which 20,000 families applied for +/- 90 units. 2. Developers are aware of the generous subsidies the State offers and it was predicted that there will be an influx of competition this year and next. 3. If you are a consultant working in this arena you probably are or need to become very knowledgeable about the Live Local Act. "The Live Local Act 2024, also known as Senate Bill (SB) 328, is a Florida Senate bill that amends and clarifies the 2023 Live Local Act (SB 102). The act is a statewide housing strategy that aims to increase the availability of affordable housing for Florida's workforce."

🚨 Guildford Borough Council has started the review of its Local Plan 🚨 The revised Local Plan will guide the strategic direction of future developments, including residential projects, infrastructure improvements, and environmental sustainability policies. The review is in response to growing housing demand (partly thanks to the new housing standard calculation method) and some big changes to the national planning policy framework (NPPF) introduced by Angela Rayner, Secretary of State for Levelling Up, Housing, and Communities 🏘️🏗️. The whole process will take about 2.5 to 3 years, with at least two chances for the public to give feedback. It’s important for anyone with an interest in Guildford’s future to get involved! Pleasing to be with Business NSW Riverina Murray last week and to see them continuing to be on the front foot when it comes to advocacy for our region with the launch of its Housing Now! Campaign. Whether Griffith, Wagga, or Albury, we need to look at ways to improve the housing supply for all of our regional communities – and ensure the government is not just taking a Sydney-centric approach. Building skills capacity locally, expanding the Regional Infrastructure Acceleration Fund to develop much-needed civil infrastructure, creating pathways for Shop top housing over retail development to contribute to the vibrancy of our CBDs, increasing the scope of complying development, and a Regional Design Pattern Book – are all ideas worth pursuing. There is no one quick fix, but Business NSW Riverina-Murray is on the right track by being solutions-based for the regions.
