LA City Planning wants to know where you want to see more affordable housing. Can multifamily developments be integrated into R1 zones in LA? I think so. See the survey link below. In a surprising (or maybe not so surprising) move, @Planning4LA has decided that: - single-family zoned land is not being considered eligible for the Affordable Housing Overlay incentives AND - single-family zoned sites are not being considered in the expansion of the TOC Affordable Housing Incentive This will limit the geographic areas for new housing re-zoning programs. Higher density alone isn’t enough to alleviate Toronto’s housing crisis. Yes, Toronto’s new 60-unit as-of-right zoning is a win when it comes to improving the approvals process, but it’s not quite a gamechanger when it is restricted to 6 storeys instead of the needed 8 storeys to create family-oriented communities. As I told Real Estate News Exchange (RENX), 60-unit as-of-right helps the building economics but high government fees, land and building costs in Toronto are what’s really impeding our industry from bringing more livable communities with diverse unit mixes to market. A sustainable future for our housing market means building more truly family-oriented communities rather than 60-unit mid-rises tightly packed with studios. For it to work, you need the right unit mix. To get the right unit mix, you need larger lots and larger lots come at a cost or you need 8 storeys as of right.

#Vancouver's city council is exploring expanding into co-ops to develop more #affordable homes. Co-op homes improve affordability over time, since low- and middle-income people purchase shares in the co-op without any equity or ownership position. In an already challenging year for tenants, rent grew faster than property prices with Brisbane’s median hitting $600 a week for the first time according to the latest PropTrack market insights report: Q Shelter Policy Manager, Jackson Hills commented on the report - “Queensland is in a period of severely low rental availability, record high rental prices, and an escalating rate of unmet housing need. “We have long been calling for a reasonable approach to rental market intervention measures to achieve a ‘healthy housing system’ overall. Obviously, the single biggest impact we can make is a substantial boost to housing supply. While supply strategies are in the pipeline, we need other interventions to protect people from the risk of homelessness. We also look forward to seeing the Queensland Government’s response to submissions to Stage 2 rental reforms early in the new year.” https://lnkd.in/gcS77ijh
