Hill Group UK has received planning consent for the delivery of 106 sustainable new homes in Southville, Bristol. The housebuilder will build the £60m development on a 3.5-acre site on Raleigh Road that previously housed the Wills Tobacco Factory.

Update - Former House of Fraser building, Park Street, Camberley. In 2016, Surrey Heath Borough Council acquired the Former House of Fraser building when it was fully occupied by House of Fraser, Caffé Nero and NatWest. Over time, all but NatWest chose to vacate the building. While the property boasts many strong attributes for future use, redevelopment at this time would involve significant cost to the council. Councillor Shaun Macdonald, Leader, Surrey Heath Borough Council said. "This iconic building, situated in the heart of Camberley, holds immense potential for redevelopment into a variety of uses. However, current challenges such as high interest rates, rising building costs, and uncertainty surrounding Surrey’s devolution plans are impacting the potential of any major projects. "As a result, the council will focus on maintaining the building to ensure its safety and security, while larger improvements, including asbestos removal, remain on hold. "We are committed to working with partners like *Homes England and other **brownfield developers to secure funding for the site and support the building's future development." Yesterday we welcomed Acting Minister for Housing and Building Hon. Melissa Horne and Member for Albert Park, Nina Taylor MP to the site, where construction has officially begun on 408 new modern, accessible, energy-efficient, and sustainable homes. At Icon, we’re proud to be part of this transformative redevelopment under the innovative Ground Lease Model, working alongside Tetris Capital, Community Housing Ltd, and Homes Victoria to deliver better housing outcomes for Victorians. This project represents a 46% boost in social housing on site, with more than 200 social and affordable homes replacing 89 homes that no longer meet modern standards. The new homes will provide vital housing. With a focus on sustainability, the homes will achieve a 5-star Green Star rating and an average NatHERS rating of 7-stars, reducing energy bills while improving comfort. We’re also thrilled to play a role in delivering housing that supports diverse households, including Specialist Disability Accommodation for high physical support needs, landscaped open spaces, and a multi-purpose community room. We are delighted to announce that we have achieved planning for our new mixed-tenure development of 84 council and market sale homes at Fanshawe Road, Cambridge. This project underscores our commitment to address housing needs in the region by providing a blend of council and market sale homes. The development will provide 45 council homes, with 34 affordable rent at 60% of the market rate, which is the Council’s standard for new builds, and 11 of the homes affordable rent at 80% of the market rate, to ensure that those who struggle to rent or buy locally and don’t qualify for council homes are still able to live in a secure, sustainable new home. There will also be 39 market sale homes. All the homes in this development will meet Passivhaus-equivalent performance standards. This commitment to sustainability not only reduces the environmental impact but also ensures that residents benefit from lower energy costs and a healthier living environment. With housing supply and affordability under pressure, clients are increasingly seeking ways to accelerate delivery by reactivating projects that already hold approvals but haven't progressed. Bristol. Affordable housing delivery. This is complex. Cllr Parsons is right to focus on dealing with the existing Council-owned stock, bringing them all up to standard...a massive and costly task. We also all know that viability is extremely problematic in Bristol (and elsewhere). Will an RP be able to deliver everything that's been promised? I know our clients would be very interested in taking these two schemes on, but the commercial realities would mean they would have to unload a lot of costs to make it actually happen.
