As part of the Council on Tall Buildings and Urban Habitat (CTBUH) conference, we held a panel discussion in our London office that posed the question “Redefining obsolescence in the built environment – opportunity or challenge?” Chaired by Buro Happold’s UK Market Leader/Partner, Emily McDonald, our external panel included Nick Brindley, Partner at Gerald Eve, Leanne Tritton, Co-Founder of Don’t Waste Buildings, Paul Williams, Chief Executive of Derwent London, Kerstin Kane, Principal Planning Officer of City of London and Joe Morris, Founding Director of Morris+Company. The evening provided an opportunity to reconsider how we perceive and manage the lifecycle of our built environment. As buildings age and new technologies emerge, we ask ourselves: Can we transform the inevitability of obsolescence into a catalyst for innovation and sustainable growth? Does redefining what constitutes an obsolete building open new avenues for adaptive reuse, energy efficiency, and urban revitalization? Or does it present significant challenges that complicate our efforts to maintain and upgrade the infrastructure of our built environment? Overall, there was optimism and enthusiasm for the future. 2021 👐 2024 We don't have to step too far back in time for our latest #throwbackthursday. After being open for nearly two months, the £30m Govan-Partick Bridge is already being hailed as a valuable addition to Glasgow and the local economies of these buoyant southside and west end districts of the city. We believe it will deliver on its promise of connecting and supporting their respective local economies, but an equally valuable addition to the bridge is the Water Row Regeneration Masterplan and the 92 new, low carbon homes (plus retail premises) that were handed over to Govan Housing Group earlier in the summer. Addressing localised needs and demand for quality affordable homes, the development also looks fantastic, bringing with it a renewed sense of place and vibrancy to an area already rich in Glaswegian character, culture, and heritage. Our new report, "The Carbon Sweet Spot: Design Tradeoffs for Embodied and Operational Carbon in New Buildings," developed with support from Kohn Pederson Fox (KPF), presents three hypothetical analyses of buildings in London, New York, and Singapore. These analyses demonstrate how real estate decision-makers can navigate the tradeoffs and opportunities to reduce both embodied and operational carbon emissions, collectively known, as life-cycle emissions. This involves finding the "sweet spot" between the two, adding just enough upfront carbon from building materials to enhance long-term efficiency.
