Last week BRAF and community partners announced the launch of Plan Baton Rouge III, the third round of master planning for the downtown core. A contractor will be selected this fall and planning is set to begin in early 2025. Recently, members of the plan's advisory committee gathered to discuss how to expand on the accomplishments of Plan Baton Rouge I and II in this new plan. This forward-looking initiative will focus on placemaking, new housing, riverfront enhancements, infrastructure improvements, and cultural promotion. The Director of Operations Tim Buhler of the Canadian Wood Council was our 2nd member when we opened in June of 2023. It has taken this long due to his hectic schedule to get a photo. Interesting story! It all started with Tim renting the conference room for a day for a meeting with clients and by noon, he was hooked on having an office at Port and the rest is history. So which Councils did not make it for the initial deadline? I have projects in several where the highest Class of registration is CLASS 1. Ashford, Dover, Ealing, Maidstone, Merton, RBKC, ... others have 1 person in a higher class but rarely for a higher-risk building. How is your local council doing? Will they make it for the extension? From my perspective, they are either silent or hoping for the best from the email exchanges I had with them. Our MV Properties Principal, Keegan McNamara, attended the Building Industry Association of San Diego (BIA) Meet The Builders event at the Coaster Room / Belmont Park last week. As an active member of the association, Keegan said it was great to hear from some of the titans of San Diego's building industry. The discussion covered the many challenges of building in different jurisdictions. 🏗️ Exciting Update! 🏗️ After 4 years of perseverance, we're thrilled to announce progress on our site in West Drayton, the journey wasn't without its twists and turns. Navigating through two applications and an appeal, we thought we had our result. However, new regulations threw us for a loop. Buildings over 18m now require a secondary means of escape. The government's flip-flopping and confusing guidance left us in limbo. But fear not, clarity has emerged! In a recent letter, the Department for Levelling Up, Housing and Communities (DLUHC) clarified that existing guidance applies if building work has started or progressed sufficiently before September 30, 2026. From October 1, 2026, new applications must adhere to the updated regulations. We decided not to gamble. Planning for a second staircase was a proactive move. Plus, we revamped our car parking to add an extra flat at ground level, bringing our total to 33 units. Hillingdon Council gave us the green light within the statutory period.
