Two things I like about Frank Rolfe's podcast: (1) The lender can assist the buyer evaluate the transaction by performing a stress test on the business cash flow and its ability to make the proposed loan payments. Has the Psychology around “Days On Market” changed since the pandemic or has it evolved? @thedatadeli and @thehenrywashington covered this topic in a recent On The Market Podcast. Here’s what I’m seeing in Greenville, SC. 1. Evolution: home sale expectations are still very fast compared to historical norms. Generational differences, tech, and low inventory have in someways made 30 DOM the new 60 or 90. 2. Real Estate is local and each house is unique: Within the relatively hot south east and Greenville SC market some neighborhoods have way different expectations than others. Common fast sale and bidding wars we find are on Totally Turnkey homes or homes that are a no-brainer investment on paper.
