🏡 Dutton on the Button with $5B Housing Policy—Now Find the Wood 🔨 As Australia aims to meet its ambitious housing targets, Opposition Leader Peter Dutton's $5 billion Housing Infrastructure Program promises to expedite the construction of up to half a million homes. However, a pressing challenge remains: securing adequate timber supply. 🔎 What You Need to Know: 1️⃣ Housing Demand vs. Timber Supply: Dutton's program is designed to facilitate the construction of new homes through grants and concessional loans. However, recent data from ABARES reveals a concerning decline in sawmill operations. Over the past eight years, 47 sawmills have closed, significantly reducing available construction timber. 2️⃣ Production Challenges: The ABARES report indicates that sawn wood production fell by 8% to 4.3 million cubic meters, with hardwood production down by 21%. This decline is attributed to consolidation within the industry, rising costs, and challenges related to log supply, skilled labour, and market demand. 3️⃣ The Call for Sustainable Solutions: As the demand for housing increases, so too must the focus on renewable timber building products. We’ve seen demand for serviced land in strategic industrial locations remain strong. From our recent experience, we have noticed more flexibility around due diligence periods and sometimes settlement periods which usually leads to transactional activity in the space.
The current industrial land supply situation in Melbourne reflects a complex interplay of demand, construction activity, and market dynamics. The industrial land market in Melbourne is expected to continue facing challenges related to supply deficits in key precincts, particularly in the southeast. While construction activity is ramping up, the overall demand for industrial space is likely to outpace supply, maintaining pressure on rental prices and land values. In summary, Melbourne's industrial land supply in 2024 is characterised by a critical shortage of zoned land, low vacancy rates, and ongoing demand driven by e-commerce and logistics, alongside a notable decline in transactional activity and stable rental growth. Regina's industrial market saw a slight rise in availability to 2.4% in Q2, up from 1.9% last year. According to our latest reporting, lease rates for new construction projects are rising in Saskatchewan driven by investor optimism and strong fundamentals in food, fuel, and fertilizer. 𝗜𝗻𝗻𝗼𝘃𝗮𝘁𝗶𝗼𝗻 𝗶𝗻 𝗮𝗰𝘁𝗶𝗼𝗻: 𝗖𝗵𝗲𝗰𝗸 𝗗𝗮𝗺𝘀 Across our ‘Active Travel’ civils scheme in the city centre of Sheffield, Kelham Neepsend, we are installing several Sustainable Urban Drainage Systems (SuDS). Essentially these are ‘pocket parks’ to catch, store, absorb and clean rainwater and run off, as well as attracting birds and insects to the area. The planting will be perennial meaning there will be greenery all year round. Within the SuDS, Sisk have installed ‘check dams’ for controlling water flows that were manufactured off site using cement replacement techniques to assist in these areas, which has more than halved the carbon used in their manufacture and install. Lee Long, Senior Project Manager at the site, says: “We’re really proud of the check dams we’ve procured for the Kelham Neepsend project. The more traditional alternatives weren’t good options in terms of their carbon footprint, so to adopt a solution that substantially reduces this is something we really focus on across Sisk projects.
