CDA's Top Moments of 2024 | Ocean Point 2 | Planning consented CDA is spending December reflecting on 2024 and highlighting some of our top moments from the year! In May we were delighted our project at Ocean Point 2 Edinburgh gained planning consent. The mixed-use scheme produced for S Harrison Development Ltd. consists of two independent buildings: a 112 bed BTR block comprising a mix of studio, one-bed, two-bed and three-bed apartments and a separate 404 bed PBSA block comprising a mix of studio and cluster accommodation. Mixed-use commercial co-working amenity spaces will be provided for both buildings along with extensive high-quality private and public landscaping. OP2 helps complete the ongoing transformation of Leith’s waterfront through the delivery of a vibrant and sustainable neighbourhood. New routes through the site will link the recently extended Edinburgh Tramline to a new waterfront promenade. Careful consideration was given to daylighting and microclimate requirements whilst maintaining the privacy of both residents within the new buildings and surrounding developments. The buildings complement each other through their vertical language, scale and form, reading as part of a whole for the site but are identified separately through contrasting materiality. 1 Southside Park - Brickell's Ambitious Mixed-Use Development Evolves 🔊 JDS Development Group has unveiled revised plans for 1 Southside Park, a transformative mixed-use project set to redefine Brickell's skyline. I am currently visiting Haarlem, the Netherlands. One of my favourite buildings is this beautiful cottage, located in the Vijfhoek neighbourhood. It was built ~350 years ago, seems to be a functional dwelling, and with ongoing maintenance, it should last for centuries more. My question is, do you find this home beautiful? And, would you live there? For me it's yes and yes! When Vitruvius, the Roman military architect, wrote De Architectura, he said that buildings must have Firmitas (built to last), Utilitas (must be useful), and Venustas (must be beautiful). These simple principles (in my view) were definitely applied to this charming home. I find that many modern buildings forget these basic Vitruvian principles, I.E. the design lacking a mindset to last graciously and usefully for say 500+ years. It's understandable. The current demands for seemingly endless code and regulatory compliance, building for right now's utilisation and technology, cost minimisation, short-term profit maximisation, and to maximum allowable volumes/ areas seems to often result in today's buildings that won't always be useful, won't last and lack enduring beauty. It would be hard to argue that this 350 year old building isn't/ wasn't built sustainably. This building will have needed ongoing maintenance, periodic rejuvenation and occasional renovation to adapt over the centuries. However, it stands the test of time. My call out is: If you really want to show off your "green" kahunas, build buildings that last and will still be loved in 500 years. We all crave more time, money and resources yet sometimes a lack of these things can actually aid the creative process. Architects are creative and we always want to listen and understand what the occupants of the buildings we're designing want. This relationship matters and it's always something we explore. In this Care Home project, the site itself provided a number of challenges for us through the design. The +- 12 metre level change across the site, a site exit beneath a listed viaduct carrying the mainline railway line, redundant mine shafts and a requirement to retain and repurpose two buildings of historic interest. But uppermost in our minds was a solution to provide a modern care home that felt more like a hotel. So, we focused on making a difference for the residents, building a community through meticulous design. Creating a sense of security and privacy as residents and guests progress through the public shared spaces, semi-private, to private bedrooms. We know that when this scheme is built out this will provide homes and specialist care facilities in a positive way. #architecture #laterliving #carehomes
