"62% of UK waste comes from construction - mindlessly tearing down and replacing good solid buildings like Smallbrook." #DontWasteBuildings It's a shocking statistic from the take-make-waste approach of most of the property development industry. And that's before we understand the huge damage to the climate, currently tottering on the edge of an unstoppable slide into oblivion, that's endangering our lives today. Most policy makers in the UK are lagging horribly behind the curve when it comes to the climate damage caused by new build development. Some, like The Labour Party led Westminster City Council are leading the way. "Our new retrofit-first policy will prioritise the retrofit and refurbishment of existing buildings to meet future needs over unnecessary demolition and redevelopment, reducing the impact of development on climate change." Birmingham City Council can make a political choice to get on to the right side of history. Fighting in court to promote climate destruction by an offshore owned entity isn't a good look today, never mind tomorrow.

Ringway Reimagined THANK YOU Birmingham Dispatch & BBC for today's top story: "Over the last few months, the Ringway Centre has captured national and celebrity attention. With its demolition recently confirmed by the city’s planning committee - this hasn’t deterred a legal challenge. And now the most talented architectural students are getting in on the act: imagining alternative uses for the building, including as community spaces and exercise hubs. "Another way Ringway: Architecture students have come up with different ways the Ringway centre could be repurposed, as an arts or cultural hub. With the James Robert-designed brutalist building, students from Birmingham School of Architecture and Design have been looking at different ways to rework the building, with gardens, food courts and playgrounds included. Check out their ideas here - BBC link below. The Ringway pictured opposite Bath's Royal Crescent in this issue of The Developer – along with Pevsner's assertion that it was "the best piece of mid-20th century urban design" in Birmingham. Juxtaposition is one thing magazines do better.

Robin Hood Gardens (Peter and Alison Smithson) was unique and irreplaceable, a number of tenders showed how buildings could be repurposed, but they knocked it down anyway. Crooked House pub in Dudley, Hoover Building (attempted). They are irreplaceable once they are gone. See the article about the Littlewoods building, it's not good for the environment to keep demolishing reservicable buildings.
