Alway enjoy attending the Bisnow events, catching up with great people and hearing from people in our industry doign some great things. Here's a quick recap of the key insights that stood out to me during the event, and my quick take on Kadia Ouellette's "pipe dream" for a truly modular lab building. Continued Investment and Growth Jordan Fallman from Sanofi emphasized the company's ongoing commitment to investing in Massachusetts, stating that there's "no end in sight" for their expansion in the region. This underscores the Massachusetts's position as a leading biotech hub. Employee-Centric Approach The importance of efficient commutes was highlighted, with a focus on transportation hubs. This reflects a growing trend of prioritizing employee convenience and work-life balance in location decisions. Reimagining Amenities Dan McGrath stressed that amenities are no longer an afterthought in biotech facilities. He noted, "It's not good enough to have a treadmill and some weights you got from your brother." This indicates the importance of a more thoughtful and comprehensive amenity offering. Deanna Murphy added that spaces should "have a taste of things outside in the neighboring area," emphasizing the importance of integrating local flavor into workplace design. Flexibility at Multiple Levels John Swift from Buro Happold discussed the concept of flexibility at various scales: Building level, Floor level, and Bench level. Emphasizing that floor-level flexibility can be the most impactful. Research-Driven Space Selection Kadia Ouellette provided valuable insights into tenant priorities: • Understanding previous research conducted in a space is crucial for tenants to assess its potential. • Amenities are secondary to the space's suitability for specific research needs. • The ability to make quick adjustments is highly valued. • Her "pipe dream" for truly modular labs that can be easily reconfigured for different types of research. Cost-Effective Flexibility Bill Olson introduced the concept of "Day 2 flexibility without Day 1 costs," highlighting the importance of adaptable spaces that don't require significant upfront investments. Our team attended the recent Bisnow Biotech Summit where Jordan Fallman, Sanofi’s Head of North American Real Estate was on a panel “Next Wave of Biotech Hubs: Attracting Tenants Through Design, Build and Amenities.” The panel discussion provided an optimistic outlook on the Boston real estate market compared to national trends. Panelists highlighted the abundance of "clean white boxes" in the market, prompting developers to incorporate more amenities and unique spaces to differentiate their buildings and attract tenants. An insight the panelist noted was the broader definition of lab space—often thought of as exclusive to life science and biotech. The most active sectors in the lab market are now clean tech, climate tech, and tough tech. Ben Wan of RODE Architects Inc. noted that tenants prioritize "food, fitness, wellness, and conferencing," while Jordan noted that "a warm, inviting space is a productive space." While the national outlook for life science space is challenging, Boston remains well-positioned as a global leader in the science and technology environment. However, a panelist noted that numbers taken from JLL's market reports reveal a mixed story. Of the 45 MSF of life science space in Boston, 16 MSF, including sublease space, remains vacant, reflecting an 8:1 imbalance between supply and demand. In 2024, only 5-10 leases were signed for core shell space, while second-generation spaces offer a more economical and quicker route to occupancy. East Cambridge, once boasting 0% vacancy, now has an 18% vacancy rate. Compassionate and Enriching places at UKREiiF Last week I joined the Connected Places Catapult pavilion for a session on “Investing in Future Urban Spaces” with Gavin Summerson and Mark Robinson. Our panel explored the value of more healthy, connective, socially-oriented, inclusive places - and how can we innovate and move towards new types of urban models that can better enable this. 𝐖𝐡𝐚𝐭 𝐜𝐚𝐧 𝐛𝐞 𝐝𝐨𝐧𝐞 𝐝𝐢𝐟𝐟𝐞𝐫𝐞𝐧𝐭𝐥𝐲? I talked about moving towards “Compassionate and Enriching Places” - meaning; 💚 Compassionate - Places that respond deeply to people’s needs and the broad, multifaceted nature of this. This means shifting the way places are being made, to be based on people’s experience Ie. How they will be affected by their surroundings, and in different ways. ⚖ Enriching – Places that support people’s health and quality of life, creating value and growth for communities and cities. And places that are attractive, healthy, connective, inclusive - generally appealing for people - are likely to be good for business and ROI too. 𝐖𝐡𝐚𝐭 𝐝𝐨𝐞𝐬 𝐜𝐡𝐚𝐧𝐠𝐞 𝐥𝐨𝐨𝐤 𝐥𝐢𝐤𝐞? 𝐇𝐨𝐰 𝐝𝐨 𝐰𝐞 𝐠𝐞𝐭 𝐭𝐡𝐞𝐫𝐞? 🔬 My talk shared the work I’ve been doing applying the new Place Quality model as a demonstrator of how new approaches can be implemented in practice. 👨👧👦 And the need to move towards more holistic ways of seeing value.
