14-Storey Mixed-Use Development Proposed For Mount Pleasant East A proposed 14-storey mixed-use #residential building from Sierra Corporation could be headed to Eglinton Avenue East. The project, which began with a building application for a 12-storey #residential and #commercial mixed-use building in June 2022, has been revised to increase the storey and unit count in accordance with ongoing discussions between the developers and the City. The revised plans, which were submitted by Sierra in mid-September, are currently awaiting review. If approved, the development would bring 206 new dwelling units to the Mount Pleasant East neighbourhood. Designed by RAW Design Inc., the building features balanced use of masonry and glass to create a pleasing architectural addition to the immediate surrounding neighbourhood context, which includes a number of brick-clad homes. 46-Storey Purpose-Built #Rental Proposed Near Finch Station Plans for the project were filed in late-December by #Toronto-based developer Trolleybus Urban Development and are currently under review. If approved, the project would deliver much-needed rental housing to the neighbourhood. Once complete, the #development would consist of a six-storey podium with a 40-storey #tower element above and a total gross floor area of 330,408 sq. ft. Plans also envision a a number of public realm improvements including a widened pedestrian zone along Hendon Avenue. Existing renderings are largely conceptual at this stage, but designs from #Toronto-based Studio JCI architects depict a standard rectangular structure with a setback above the podium and expansive glass windows at grade. The City of Santa Clara recently approved the 4590 Patrick Henry Residential project! This project by Walnut Hill Group Inc and designed by BAR Architects & Interiors will redevelop a 2.79-acre site with a new, eight-story, 284-unit residential building with 42 affordable housing units and various amenities for future residents. The project will also construct a new, 0.55-acre park that will be open to the public. DJP&A’s Fiona Phung and Shannon George prepared a Focused Initial Study for the project tiering from the certified Patrick Henry Drive Specific Plan EIR. It's great to see this article about the approval of our plans for Derby's Friar Gate Goods Yard in Architects’ Journal. Adam McPartland, Director of Glancy Nicholls Architects, said: “We are overjoyed that the required funds can now be invested into saving these distressed 150-year-old listed buildings. Glancy Nicholls Architects has proudly brought its expertise in restoration and retrofit design to visualise the sustainable future of two of Derby city centre’s most notable historic structures.   “From the outset, the overarching brief from Wavensmere Homes was for a huge emphasis to be placed on exemplary placemaking. By having a mix of commercial uses within the two buildings – and opening the inaccessible site up to create a series of new linear parks – hundreds of people will be able to appreciate these heritage assets on a daily basis.   “The designs for the 227 two- and three-bedroom townhouses that will surround the two listed buildings are bespoke. Curved and terraced street scenes will celebrate the beauty and vista of the Bonded Warehouse, while incorporating a range of energy saving technologies and strategies. "A four-storey apartment building containing 49 apartments will also reinstate the lost streetscape of the Stafford Street frontage.
