In the North East Housing Partnership, our partners are focussed on improving the quality of existing homes and local areas that our customers live in. You can see this demonstrated by the work our partners do to upgrade homes, regenerate areas and shape places. Some of the recent news from our partners on this: Gentoo Group customers living in Pennywell have expressed their delight at modernisation works to more than 1,000 homes as part of a major £19 million improvement scheme on the estate. Great to see Westminster City embracing a retrofit-first policy, but what does this mean for future projects? To achieve their net zero carbon 2040 targets, the plan prioritizes retrofit, encouraging adaptive reuse and the recycling of construction waste over demolition and reconstruction. Arguably a design mindset we should all be living by already! Westminster hopes to incentivize this through a high carbon offset tax and pushing planning applicants to prove they have prioritized a retrofit approach in their designs. Still a little unclear how this might be realised. Hopefully the attraction of the cost-effectiveness of retrofit will increase the number of projects of this type in the area. Perhaps inefficient buildings of historic value will see sensitive renovations, heritage conscious yet sustainably innovative new leases of life. If physical and design limitations allow, retrofitting can help save cost and carbon whilst celebrating historic building fabric.

With so many older buildings in the UK, retrofitting plays a crucial role in enhancing energy efficiency. This recent project in Cambridge exemplifies how sustainable building practices extend beyond new constructions. The renovation of a pre-World War 2 home into a modern, energy-efficient property showcases the potential of sustainable upgrades (Full article: https://lnkd.in/eCbanSRN). In addition, I'm a big fan of this home being added to the Rent To Home scheme, a local initiative that provides discounted rents so that first-time buyers can save a deposit to buy. This is precisely the kind of project we need to see more of in the coming years—taking ‘old stock’ and bringing it up to date with modern, innovative materials and techniques. What do you think? I was in the leading edge high-performance / green building ecosystem as a student and young professional. The systems needed to create a "passive house" or "net zero" building are simple, but sneakily complex in design. Also, requires some then-uncommon and expensive materials or equipment. Now- we are near, and in some cases have achieved, cost parity with "conventional" practice. This is through improvements in familiarity in the design & construction professions, and improvements in materials & equipment. We have to keep pushing. These practices must be "the standard" in every building, community, and system.
