Learning from countries who are not facing a housing crisis can provide valuable insights. Many European nations lead the way in innovative co-operative housing, where the focus is on creating homes designed for people, not profit. It was a great honour to welcome the Austrian Consul and Trade General to Adelaide last Friday afternoon. We took a "grand tour" of some of our past major urban projects, including the 3.5km of suburban Metropolitan Adelaide beachfront derelict land that we won at a State Government worldwide tender. Today, it is a $3.5bn asset, with over 50% of the project dedicated to affordable housing. During our meeting, we discussed the Austrian government's sense of social responsibility over the last 100 years. I was proud to share my commitment to social responsibility in my 50 years in the industry as a "Placemaker". As a "Placemaker", we have set aside 30%-over 50% of all our major urban projects on public land for affordable housing, even when no mandatory requirements exist. Clearly, the "world's most livable city" has a proven, 100-year-old approach to affordable housing. Over 60% of the city's 1.9 million people live in government-subsidized housing. California seeks lessons on affordable housing - from Vienna. It will be fascinating to see what happens next. Vienna's housing policies since the 1920s raise challenging questions for the UK aswell - they started with the end in mind - creating social cohesion across citizens with different incomes living in the same housing and renting. It feels along way from where we are and have been in the UK regarding housing policies. 🚨🚨🚨 Progress to successful upward delivery of affordable - and multi tenure - housing will be main metric for government's domestic agenda at the next general election. It's not as simple as it can be made to be. It requires strong leadership and political will and skill to drive through. in this sense the planning system per se isn't the problem. We'd do well to learn from Darren Rodwell & Barking and Dagenham as an outsized success story outlier for what can be achieved and just how.

The Abundant Housing Network Australia, a national alliance working to build a more sustainable, liveable and affordable vision for housing and cities, launched in 2023 with the release of our submission to the Senate rental crisis inquiry. AHNA believes housing abundance—building more homes where people want to live—is key to solving the housing crisis and building the kind of cities people love. AHNA, whose member organisations are Greater Brisbane, Greater Canberra, Sydney YIMBY and YIMBY Melbourne, chose this inquiry to launch due to the impact low vacancy rates and the lack of appropriate housing supply have on rental affordability. Many of AHNA’s members are renters and have experienced the rental crisis first hand—joining dozens of other desperate renters jostling to secure whatever rentals are available, whatever the price. Low vacancy rates in the private & public rental systems and sluggish development, especially in areas of high amenity, are key drivers behind the current rental crisis. The solution lies in building more, denser housing of every type & tenure in those places where people want to live. To navigate out of the rental affordability crisis, AHNA outlines a vision for greater coordination on housing, planning and infrastructure between the Commonwealth, state, territory and local governments. A pro-housing policy agenda—combined with broader regulatory levers that improve renters rights and urban infrastructure—will greatly increase renters’ bargaining power. While there is room for more ambition—especially on renters rights and public & social housing—these planning reforms & upzoning incentives are the kinds of changes we need to unlock new supply, reduce housing costs & remove unnecessary regulation for public & private developments. Very much looking forward to attending Committee for Sydney’s Summit on Monday that focuses on this - and always mindful that ‘density done well’ means including more affordable rental housing, increasing and including stock of social housing and ensuring other types of specialised housing - youth, disability and housing for seniors- are all there. ‘Inclusive Renewal’ understands the market often fails, so density discussions should reflect long term housing security is increasingly & universally viewed as a right - for both current and future residents. Good cities get this. While the big A is affordability- we need ‘em all - an “All As Approach”: Appropriately located, higher Amenity, better Accessibility, future proofed with Adaptability, longer term Availability for families with children. Achieving energy savings, Architecturally designed & Award worthy are too, fair Asks! As usual great early morning wake up read from Michael Koziol from The Sydney Morning Herald! A little slower than I would have liked, but I’d like to say a very big thank you to the Global Policy Leadership Academy – and the amazing team that put together the trip – for allowing me to join their latest visit to Vienna to study the city’s social housing model! As someone that’s spent the better part of the past two decades working on housing issues in one form or another, it was really amazing to spend a whole week learning about a successful approach to housing that so different from what exists in the US. My main takeaways from the trip are 1.) rather than focusing on the difficulty of replicating Vienna’s exact social housing system, I think it’s a lot more interesting to think about what components would fit best within the CA/US context; 2.) it’s important to acknowledge that just because an idea is worth studying doesn’t mean it's perfect -- Vienna's system has its own areas for improvement (especially related to immigrants); and 3.) one aspect of the Vienna model that we *can and should* import is a structural emphasis on the people living in housing, rather than just the housing itself. Aside from the technical aspects of the trip, I feel very lucky to have met so many other committed professionals from all over California and Oregon – all working on different parts of the housing ecosystem. The problems we’re attempting to solve can be overwhelming, so it’s always inspiring to meet other folks making a difference in their region and in their areas of work.
