The city holds 59% of the country’s BTR development pipeline, with around 8,000 apartments either planned or under construction. Driven by housing affordability challenges and low rental vacancy rates, demand for Build-to-Rent solutions has never been higher. With Melbourne’s population projected to reach 9.5 million by 2056, the BTR sector will be crucial in meeting housing needs. By 2050, Australia could require up to 250,000 BTR apartments, and Melbourne alone may need 50,000 to 100,000 units to keep pace—an estimated 3,500 new apartments annually. People may say the days of big BTR are over, but we think they’re just beginning.
