Full planning permission for new commercial vehicle storage units in South Staffordshire. A relatively complex site, located in the Green Belt, with planning history which suggested (on the face of it) that the buildings due to be replaced should already have been demolished as part of a previous development. An analysis as to the actual determination and, most importantly, the conditions (which weren’t on…) on the previous permission meant it was successfully argued that the buildings remaining were not a breach of planning and could be replaced as an exception within Green Belt policy.  The application was prepared, and submitted, by Nest Architects with Eleni providing the planning support and planning statement for submission as well as sourcing ecological and tree surveys via ARBTECH.   Another example of how we can support Architects, providing planning statement and sourcing survey work for use in their submissions. Teamwork! #planning #planningpermission #planners #architects #teamwork #greenbelt

This new community-oriented residential development provides a commuter-friendly and amenity-rich living experience that will directly impact not only the residents, but the broader Sacramento metro area. Planned for completion in 2026, Natomas Fountains provides six residential buildings, a community pool and spa, dog run, and community garden within a safe and pedestrian-friendly site located a short drive to Downtown. The various stormwater treatment systems were strategically designed to maximize available land use for development purposes. Peter Bernard, senior engineering manager, explained “We worked closely with the City of Sacramento, troubleshooting their spreadsheets when they were implementing new calculations methods for sizing stormwater treatment systems. Together, we worked out the tools that all development projects will use in the future.” Peter loves the challenge of laying out a plan for multi-family residential buildings. He said “Multi-family projects each have unique challenges of pedestrian circulation, parking, ADA accessibility, and utility layouts. I love the challenge of putting the pieces of the puzzle together to create a community where residents can thrive.” Early planning efforts for this project helped resolve the site’s unique challenges and collaboration kept the project moving forward. As our team recently conducted a manual building height survey in a model town, relying on on-the-ground observations and collaboration without specialized equipment. By visually estimating building heights and using triangulation techniques, we collected valuable data for urban planning, zoning compliance, and infrastructure development. This hands-on approach not only enhanced our understanding of the built environment but also fostered teamwork and critical thinking. Our findings indicated that most buildings were two stories tall, with a few exceptions. Malasri Engineering is happy to share the start of construction for the Walker Avenue Traffic Calming project, an improvement that spans Walker Ave from Mississippi Blvd westward to Barton St. This project began its journey under the direction of The Works, an organization dedicated to neighborhood revitalization. Its design was informed by input from the community who had identified the construction of traffic calming measures along Walker Ave as a priority. At the same time this project was being designed, the section of Walker Ave east of Mississippi was being prioritized by The City of Memphis for improvements under the Accelerate Memphis Initiative as the Soulsville Large Scale investment. The intersection of Mississippi Blvd. and Walker Ave had been identified in the Memphis 3.0 Plan as a Nurture Anchor, a place in our Memphis community that can benefit from both catalytic public investments and incremental improvements. The City soon identified the opportunity to bring these two projects together. The Division of Planning and Development brought the construction of Walker Ave Traffic Calming under the Accelerate Memphis initiative, leveraging the existing investment to create a continuous streetscape through this neighborhood with expanded impacts. The two projects along Walker Ave were made to mirror each other, introducing bump outs along the entire corridor that not only slow traffic, but double as bioswales, actively collecting and filtering stormwater runoff. These two projects together will create a safer streetscape for residents and visitors alike. How often does zoning impact the viability of a project? We've encountered numerous instances where clients were super excited about initiating projects, they liked the conceptual design direction, and possessed the "necessary" funding (I'll touch more on this). However, upon realizing the extensive costs and time commitments involved—not only in constructing the building (which is what their budget really evolves around) but also in addressing site development, platting, street infrastructure, landscaping, and paperwork (SO MUCH PAPERWORK) —the project just wasn't feasible anymore. The City of Dallas is in the midst of transforming Land Use with FORWARD Dallas, alongside revisions to the Zoning Ordinance that has not been revised FOR DECADES. Anticipated to be voted upon and approved within the next year or so, we are excited about the potential for these changes to ASSIST with the design process, not IMPEDE it. But the question remains...will these changes encourage and permit ACTUAL growth, BETTER growth? It's easy to blame zoning, there is definitely weight there. But zoning can't do it alone. Clients, architects, consultants, communities all have a role to play. I'm pretty sure the viability of a project rests on us too. 100% sure in fact. We just have to figure out how much weight we are willing to carry.

Anecdotal market update, our permitting teams have received nearly three dozen inquiries across the country this month to help property owners clear out old violations on their buildings. Owners are getting ready/in process to sell their buildings and looking to prevent any issues that might hold up a fast closing. Uptick from 2023, good sign - things are starting to move again.
