LA Weekly Real Estate Roundup: 💸 Joel Schreiber of Waterbridge Capital LLC known for his early stake in WeWork, has paid down 40 percent of a $75 million loan from Hankey Capital, LLC in exchange for a $40M loan extension on Union Bank Plaza in DTLA. Waterbridge had purchased the 775k SF asset for $110M last year. The few capital sources that are lending on office are requiring SERIOUS skin in the game. 💸 Second Century, the recently completed 800k SF office development leased to Warner Bros. Discovery in the Burbank Media District, has received $475 million in financing from Wells Fargo and Morgan Stanley which according to a company statement, marked the first single-asset, single-borrower CMBS office loan to close since early 2022 in the US. 🖊 Notwithstanding all the news about Amazon pulling back, Amazon leased about 1M SF at a PGIM Real Estate and CT Realty Partners-owned property at 6120 Clinker Drive in Jurupa Valley and another 1M SF at 4000 S. Northside Capital Partners Acquires Its First Building in San Francisco Real estate investment firm expands its portfolio with a mixed-use property in the historic Marina neighborhood San Francisco, CA, April 4, 2024 Northside Capital Partners, a real estate investment firm based in San Francisco, announced today that it has acquired its first building in San Francisco, a mixed-use property located at 3006 Gough Street in the Marina neighborhood. The building, which was built in 1906 and renovated in 2018, features 12 residential units and a ground-floor retail space. The purchase price was $5.6 million. "We are thrilled to enter the San Francisco market with this acquisition, which aligns with our strategy of investing in high-quality assets in attractive locations," said Trent Moore, founder and CEO of Northside Capital Partners. "This building offers a rare opportunity to own a piece of history in one of the most desirable neighborhoods in the city, with strong demand from residential tenants."
