A key focus has been on curbing the trend of converting smaller, affordable apartments into larger luxury units, which could reduce the availability of diverse housing options.
The Land & Environment Court is currently reviewing a redevelopment proposal on Billyard Avenue, Elizabeth Bay, bringing the social impact of such developments to the forefront. There’s a conundrum (or is it really a contradiction?) in advocating for increasing density around rail stations and tram corridors while arguing that basement parking also needs to be provided to make it stack up. Isn’t the whole point of TOD that people who move there will not be car-dependent due to ease of access to frequent, fast PT as well as a range of retail, services etc within an easy walk? Melbourne’s Nightingale (now also in Marrickville!) has proved there is a huge market for car-free, higher density, high-performance development close to decent PT and amenities, and can be a catalyst for increasing provision of well-designed public open space in partnership with supportive councils. Insisting on basement parking to make developments viable is a contradiction in Sydney, whose rail and bus systems are already better than Melbourne.

We spent an interesting afternoon at the Property Council of Australia's Victoria Outlook Residential session dissecting changes to the residential sector over the past few months in line with the State Government's Housing Statement.
• The PCA is seeking to develop a robust Implementation Plan to drive the housing supply challenge
• Millennials are seeking to purchase three-to-four-bedroom houses and are being pushed to the outer urban and fringe areas.
• Greenfields sites are struggling but this should improve over the next 12 months.
• We need to rethink how we operate, particularly around road cross sections in the greenfields development where we are significantly over doing road pavement. There is a great opportunity to review and reduce road cross sections to provide more net development area (NDA) improve housing yield and increase affordability throughout our growth areas.

The Green Party of Ireland / Comhaontas Glas has introduced measures to incentivise the refurbishment of vacant and derelict buildings and to disincentivise the hoarding of land. We'll soon start seeing results from these, including more homes being built and a better streetscape in our cities and towns.
