In my previous post, I wrote about pouring a perimeter path to the house. This time I want to emphasize the importance of performing the sealing work for pouring the path or balcony. Whether they were cast with the concrete floor, and certainly, if they were cast at a later stage. As an architect, I always require waterproofing for the casting of the path or balcony. This is in addition to sealing the contact beams. I point out that the entire concrete surface must be sealed, and go up with the sealing to 5-40 cm on the wall of the house. All this to prevent water infiltration into the walls of the house, or water rising from the ground - capillary water. In particular, if the path or the balcony, were cast at a later stage of construction and development. Part 2 - Planning drama.  Still waiting to hear back from the planners, but on inspection, the project looks great and is in line with the approved drawings.  This was a proposal for the rear extension and loft conversion of a bungalow with a new roof ridge height to allow for a good, useable space within the roof. As you can see from the plans, this is a decent space that will fit two ensuite bedrooms, both with large windows.  We are suspecting that one of the neighbours at the rear of the property has complained about the build - but no objections were made during the consultation period and everything seems to be in order on site.  This has been one of the most difficult planning processes that I have experienced (unnecessarily), and I am so happy to see it finally taking shape! 🔨👷♂️🏠 #newconstuction #newconstuctionhomes #building #buildings #architecture #architecturelovers #interiorarchitecture #architecturestudent #loftconversion #loftconversions #loftconversionideas #architecturedrawings #architectureplans #architectplans  #sitevisit  #sitevisits  #jobsitevisit

Architects aren't always called in for new structure or addition designs. Sometimes, we're asked to *move* a structure. This was an interesting opportunity at a gorgeous ca. 1750s home that was increasingly prone to flooding from a nearby creek. VA&P assembled a team of structural, construction, land planning, and house moving experts to propose options for wet or dry ground floor floodproofing or relocating the home to a higher grade elevation. Unfortunately, the property configuration posed numerous costly challenges, including: protection of interior historical detailing, a non-rectilinear floor plan with several additions, multiple exterior doors at varied grade levels, a very narrow access road, and a steep grade slope at the back side. Preliminary estimates indicated the project execution would cost more than the home's value, so the homeowner chose to abandon the effort. #HouseMoving #Floodproofing #HistoricHome #FlashbackFriday

This week we're featuring a renovation we helped with a local small business owner in Portsmouth. We removed an interior 27-foot load bearing wall and created a new beam design to support the structure while providing more usable space for the owner. Our happy customer’s store opens at the end of the month! 🎉 It’s not always common knowledge that load bearing walls can in fact be removed. It is a complex process however, and requires careful planning of the structural integrity of the building. Update from a project in Dore, Sheffield that's under construction. Around 10 years ago the client had refurbishment works aiming to create a sustainable and accessible home. But the quality of the construction was poor and there were areas that were problems. The house was still very draughty, with the internal doors rattling when it was windy. The underfloor heating was noisy and the wet room areas had leaks and were causing problems. Also the front entrance didn't work well. The porch was badly designed and the doors were a constant issue. So we're transforming the house by designing a dramatic double-height front entrance with a more logical connection to the house. A new terrace at the rear, with external shading to keep the house cool in the summer.
