Our local leaders have a huge impact on the success of our communities and investments. Since coming to Georgia I decided to research Atlanta’s Mayor Andre Dickens. Since taking office in January 2022, Mayor Dickens has influenced Atlanta's real estate landscape through various initiatives. Here are a few: 1. Affordable Housing: Launched projects to add over 5,000 affordable housing units, aiming to address the city's housing needs. 2. Development Projects: Supported sustainable urban growth with initiatives like the Atlanta BeltLine expansion and the Gulch redevelopment, intended to revitalize underutilized areas. 3. Regulatory Improvements: Implemented measures to streamline permitting and zoning processes, aiming to reduce bureaucratic obstacles for developers. 4. Public-Private Partnerships: Facilitated collaborations between the city and private developers, resulting in mixed-use developments like Westside Park and Centennial Yards. Mayor Dickens' term is set to run until January 2026. It will be interesting to see how these initiatives will shape Atlanta’s real estate sector. Auburn University recently hosted its fifth annual gathering of some of the most prominent real estate professionals in the Southeast in Birmingham, Alabama. Entitled The Auburn CityBuilders Future of Commercial Real Estate in Alabama, this year’s event brought together more than 325 attendees and presenters to discuss the prospects for commercial real estate development in all four regions of the state. Hosted by Auburn’s Institute for Real Estate Development (IRED), a partnership between CADC and Auburn University Harbert College of Business, the view that emerged from the more than 30 commercial real estate developers, capital providers, suppliers, and economic development officials on all five of this year’s CityBuilders panels of experts is that commercial real estate development in Alabama is poised for measured, increasingly broad-based growth during the second half of 2024 and beyond. aub.ie/CityBuilders2024

Georgia World Congress Center Authority is planning to develop $1B in commercial and residential projects near the convention center.🏗️🌆🏘️ The development master plan shows the potential for new hotels and townhomes on the Blue Lot along Northside Drive.🏩 There are also plans for a pedestrian bridge to the convention center along with pedestrian access to the Westside Beltline Connector according to Atlanta Business Chronicle.🌉 On the Yellow Lot and a marshaling yard along Ivan Allen would be a mix of office, multifamily, and a grocery store.🏢🏪 This is still an early vision and no funding has been identified but work is being done. If you keep up with my posts, you're probably aware of Centennial Yards, the $5B project in the immediate vicinity and the major Science Square project not too far.🔭💰 In other words, Downtown Atlanta will look unrecognizable in the next 5-10 years. 🌎According to the World Resources Institute, we can expect urban areas to increase by up to 80% from 2018 to 2030. 📈 These revitalization efforts not only preserve the historical character of these areas but also stimulate economic growth, attract tourism, and create vibrant communities for residents and visitors to enjoy. 📍Knoxville: Market Square and the surrounding areas have been transformed into vibrant districts with an array of restaurants, shops, entertainment venues, and residential spaces. 📍Chattanooga: While not technically in East Tennessee but neighboring it, Chattanooga has transformed its riverfront and downtown into a bustling hub of activity, with attractions like the Tennessee Aquarium and the Creative Discovery Museum. 📍Johnson City: Part of the Tri-Cities region, revitalized Founder's Park and the development of the Tannery Knobs Mountain Bike Park have helped attract visitors and investment to the area. 📍Bristol: Another city in the Tri-Cities area, Bristol has focused on revitalizing its downtown district, particularly around State Street, containing The Birthplace of Country Music Museum.
