As the sun sets on 2024, EG looks back at the year when a new government was voted in, the market began to express some optimism and big deals were done. Delve into EG’s annual review of the year, in which we take a look – month by month – at the biggest stories to hit the headlines, from LondonMetric Property PLC (LMP) and LXi REIT PLC’s January merger, through to a new government, the saviour of WeWork, Home REIT’s failure, the loss of some major talent and personalities from the real estate sector to the slow but gradual return of optimism. Elsewhere, Welput has had its plans to build a 43-storey office block next to one of Britain’s oldest synagogues, refused by the City of London Corporation planning committee. Welput’s plans, which proposed 366,000 sq ft of new commercial space at Bury House were refused 14 to 8 due to the tower’s impact on the Tower of London world heritage site, its bulk and massing and impact on sunlight to surrounding buildings. In Hampshire, Southampton City Council and Southampton Football Club are looking to score with the signing of a memorandum of understanding outlining plans to explore the redevelopment of the St Mary’s Waterfront area. The partnership aims to create a premier sports, leisure, and entertainment offer along the South Coast, benefiting residents, visitors, and the broader community. Phil Parsons, chief executive of Southampton FC said: “For the club to thrive and survive in the Premier League, we must increase our revenue streams and developing the St Mary’s Waterfront area is central to achieving that. In turn, a successful football club at the highest level brings enormous benefits to the city, including increased tourism, investment, and civic pride.” Henry Boot has teamed up with Feldberg Capital for a new push into mid-box logistics. The pair's Origin JV is seeded with three Henry Boot logistics developments with a combined GDV of £100m. The jv will target EPC A and BREEAM Excellent developments. David Turner, managing partner at Feldberg Capital, added: “Having held back from the industrial and logistics market while assets looked overpriced, we believe now is a highly attractive entry point." And developers may well be able to sidestep working out how to mitigate any damage they may make to natural habitats ahead of gaining planning permission under new reforms by the government. In its bid to reach its target of delivering 1.5m new homes over the next five years, the Labour government is proposing that developers pay into a new nature restoration fund – likely to be managed by Natural England – which will then take responsibility for securing positive environmental outcomes across developments. For the past 3 years we have had the privilege of providing Health and Safety support to the GIQ Programme at Callaghan Innovation, a work programme established to address immediate health and safety concerns and to prepare the 10Ha Gracefield Innovation Quarter (GIQ) with foundations for future development to become a world class innovation precinct. Our initial engagement commenced with a review of current procedures and practices followed by the establishment of a Health and Safety Plan and Strategy towards improvement. Since that time, we have been providing ongoing services in relation to contractor management including prequalification of Contractors, development and review of site-specific safety plans and Task Analysis documents, incident investigation on behalf of the client, regular audit and monitoring of projects and reporting to the client on health and safety performance. Plus, general advisory and support. We were lucky to work with a client who drove Health and Safety from the top, a critical success factor. Collectively, we achieved: · With 390,000 contractor hours onsite from over 1500 contractors - no injuries to staff or tenants during the entire programme and very low incident rates overall (great reporting stats though)! · Introduction of a Learning Teams Approach to incident investigations – this allowed us to share our knowledge and insights with the subcontracting chain, upskilling them along the way and leading to better visibility and improved outcomes for both the client and the contracting chain; · Established an Overlapping Duties forum which allowed us to ensure effective collaboration between contractors, tenants, staff and the organisation (the three C’s ticked); and effective sharing of critical risk information between PCBU’s; · Provided clear definition of Due Diligence obligations and what this looked like practically for ELT (we took the guess work out). Overall, our work has resulted in an informed and engaged Executive Leadership team, clear expectations for both upstream and downstream PCBU’s, an engaged and collaborative consortium of Contractors and an embedded safety culture within the delivery team. These successes reflect the proactive measures that have been in place from the programme conception, and I think we can call this a successful collaboration. Good morning LinkedIn folk, Those that know me or have looked at my post history know that I am not really one for constantly posting on social media or plugging a company or causes as I would rather stay in the shadows and just get shit done. So, this is a bit novel for me, but I feel something needs to be said, and please bear with me as I am not the cunning linguist like most of you out there. Last Thursday, 27th June, was my last day of the soon to end Callaghan Innovation GIQ Programme. A 5-year Programme of work to address immediate health and safety concerns and to prepare the 10Ha Gracefield Innovation Quarter (GIQ) with foundations for future development to become a world class innovation precinct. This vision from a 2019 pre pandemic world would be a lot harder to achieve in reality than anyone anticipated. But achieve we did as it became a tale of numbers. $100M+ spent onsite, over 390,000 contractor hours onsite from over 1500 contractors, over 6000m2 of end of life buildings demolished, just under 3000m2 of new fit for purpose buildings constructed and another 2500m2 of work areas refurbished, over 10km of underground infrastructure installed and just over 1Ha of roading replaced. All while keeping over 200 laboratories operational. The GIQ Programme delivered on time and on budget through a global pandemic. But to me the most important number to come out of the Programme is 0. No staff or tenants at GIQ were injured during these capital works. And all of our contractors have gone home at the end of each day. It is this that I am truly grateful for. So, a big thank you goes out to all those contractors that have worked on this Programme. To the over 100 consultants whose endless hours have input into the GIQ we are extremely appreciative. To the over 300 staff and tenants at GIQ who have patiently put up with me blocking roads or driving diggers past your sensitive equipment thank you and please keep doing that crazy mahi you do. And lastly to our collective team (over 70 all up from the outset)… These successes are yours. Words cannot express the thanks that go out to you all. On a personal note my thanks go out to Hayden Whelan (Ngāi Tūhoe) and to Karen Skinner. Thank you for the trust and sheltering us to allow us to get shit done.

Big thanks to everyone who sent congrats for my “other birthday” last week. Yes, that’s right — Facade Systems Inc just turned 8 years old. To say it’s been a heckuva ride, building this business over the past 8 years … Well, that would be an understatement. But maybe it’s the kind of roller coaster you can all relate to. I know lots of architects who run their own shops, or who are their own one-person-armies. Lots of other folks I know are part of bigger firms, but still have the same spirit. Construction is an industry where lots of people know what it’s like to build something new, tackle something big, and push all their chips into the middle of the table. One thing I’ve learned is … It’s not for everyone. You have to sing for your supper. Sometimes that means there is no supper. But when there is, man does it taste good. I’ve also learned you have to enjoy each win. You have to be kind to yourself, whether or not you feel like you’ve earned ‘employee of the month’. Because, at the end of the day, the entire business is YOU. So you have to keep at it. No good will come from being only half-invested in the business that you’re building. And you’ve got to have people who support you. For me that’s my wife and family. (It’s also the great network of great people that I’ve got, like all the fine folks who reached out. This is a great industry for making friends, and man do I love it for that.) If I could go back in time and tell myself anything, it would be this: Start earlier than you think you should. If you think you’re not ready yet, that’s it — that’s the moment to start. And then stay at it.
