Saturday Night Update from Dutch Bros Coffee, and this one is freaking long-awaited and awesome. Our "Party in the Parking Lot" expansion has come to Concord, CA. Located at 4672 Clayton Rd., Concord, CA, this beauty is the fifth location for operator David Rowe and his team of slayers. Norcal has been our second home for a long time, and we keep inching closer to the Bay Area. We are so honored to grow in this community. Creating jobs and a compelling future in the communities that support us and allow us to make a difference is at the heart of what we do daily. Matthew Deacon and Lance Risser will support this mission for us here. Story time- Did you ever have one of those projects that you really wanted, and it just found a way to break your heart over and over again? That was our project here in Concord. At one point in the not-so-distant past, this project was listed as DOA. Kelli Sparkman and I had moved on. My finance team had a "spirited" conversation with me about this one. Tripp Androy and Jason McCarty made a strong argument, and we renewed our focus. 6 months later, this store is ready to open. One of these days, over a great cup of coffee, I'll share the entire story. Gurinder Kehr joined us specifically to work alongside Russ Orsi and Wally Tirheimer and drive this project home. We liked him so much that we have kept him as a permanent member of the team. Mark Baker had fun with the design here. There were too many obstacles here, but patience really did pay off, and the finished result speaks for itself. Harry Raft, as much as I want to say let's never do this again, I am so happy with our team and the result, I'm down for another fight. If you have never been to a Dutch Bros Coffee, go now!! Perhaps missing from this report is the community aspect of reuse shops. Great to see the report data aligning with what feels to be true in my reuse shop. However, behind the stats, many regular customers are looking for something to fill time, to connect with another human, to feel part of something. Amongst our customers they exhibit signs of loneliness, boredom, and shopping addiction. Visiting a reuse shop is cheaper than doing the same browsing at the local large shopping mall, and we often get comments about how people are returning to see the team. Our regulars often know each other, by sight if not by name. Friendships are formed with other customers who live a bargain, love to upcycle, or also visit auctions and car boot sales. We're don't run a shop that is sell, sell, sell, though we will do some friendly upselling at any given opportunity! We take time to chat. We enjoy our work and smile. We engage in friendly banter. We listen. Our customers feel that connection. And our sense of belonging also encourages them to stay a while and return often, and that doesn't hurt the coffers.
Today we have published new research, in partnership with Keep Britain Tidy, into what motivates our re-use shop customers to buy second-hand items. Half of our customers surveyed revealed they were motivated by environmental reasons, with 20% inspired by saving money. As part of our ongoing investment into the development of our services and growing re-use network, we set out to explore what drives people to buy reused items. Keep Britain Tidy conducted the research on our behalf across our network of re-use shops, with face-to-face surveys taking place during May 2024 at 11 locations in Greater Manchester, Surrey, Devon, Calderdale and Aberdeen. ICSC is the biggest expo for commercial retail in the real estate industry… I met with the real estate departments of several national retailers including Jersey Mikes, McDonalds, Subway, Dollar Tree, Dutch Bros., Dollar General, and more… We’ve got a new Staples store under contract, and are working on a deal for not one, but two Dollar General stores… These will be nice additions to our portfolio with double digit returns for our investors with regular distributions. This is called “mailbox money” because these properties are complete passive, and the check from the tenant shows up in the mailbox every month which then flows to distributions to investors… A lot of people are sitting on the sidelines, waiting for the right time to invest. Time in the market is better than timing the market. The time is now. Not sure anyone could have missed the craziness around the new Co-op Live Arena opening over the last few weeks, what with faults, event cancellations, and equipment falling from the ceiling 😳 Sounds like it finally delivered the hype last Wednesday with the launch of Elbow's tour, full house and amazing surroundings. It did make me reflect on my post recently about not needing your business proposition to be 100% right before you launch...
