Thanks to our friends at Evolve Housing and SGCH in Sydney for hosting some of our Board members and senior staff at their offices, and at a variety of site visits this week. It’s been an inspiring couple of days to see first hand the collaboration and quality of work of some of the sector’s largest CHP’s. Spanning social, affordable, SDA and youth housing, the strategic focus on building sustainable homes and communities is highly evident, as is the commitment to sustaining tenancies. Wendy Hayhurst also provided a comprehensive update, which was invaluable to gain a deeper understanding of Community Housing Industry Association’s policy and advocacy focus. Interesting read of the week 📖 The Connected Communities program is aiming to incentivize the construction of affordable housing and community amenities through looser zoning rules. This legislation would provide development incentives, streamlined construction processes, and fee exemptions for qualifying projects. The program targets nonprofit organizations working with marginalized communities, aiming to create more intentional buildings with mixed-income housing and ground-floor community spaces. However, there are concerns from some council members regarding certain provisions, including one that allows middle-income homeowners adjacent to the projects to sell their land in exchange for a guaranteed unit in the development.

For example, in South Florida, one collaborative is working with two land trusts to build or preserve at least 300 rental units using the Community Land Trust (CLT) model, which ensures housing prices remain affordable. For too long, London’s housing policy has been dominated by the belief that large-scale developments are the only solution to our housing crisis. These projects, often championed by big housing providers and public officials, are touted as quick, economical, and efficient. However the gap between the rhetoric and reality remains cavernous. There is a better way. Community-led housing offers a powerful alternative that empowers residents to take control of their living environments. This approach allows Londoners to be directly involved in the planning and development of housing schemes, particularly on small sites or in areas undergoing significant regeneration. It fosters innovation and enables the creation of diverse, sustainable communities that truly reflect the needs and aspirations of those who live there. We've published the Community Land Trust Network submission to The London Assembly housing committee. We set out a vision in which all Londoners have the option to control the management of their homes; to codesign schemes for small sites and significant regeneration; to make different and sometimes innovative choices about the kinds of homes and communities that are built; to steward land and homes so they can achieve development without displacement.
