Today we continue our series of posts related to various aspects of #ESG - Environmental, Social and Governance - with a focus on BREEAM. ❓What is BREEAM? BREEAM (Building Research Establishment Environmental Assessment Method) is a multi-criteria sustainability assessment system that is used to masterplan projects, infrastructure and buildings. First introduced in the UK in 1990 by the Building Research Establishment (BRE), it now sets global standards for the environmental performance of buildings through the design, specification, construction and operation phases. Highly flexible, the BREEAM standard can be applied to virtually any building and location, from new developments to refurbishment projects. ❓What does BREEAM measure? BREEAM assessment evaluates the procurement, design, construction and operation of a development against a range of targets based on performance benchmarks. It is divided into ten categories: 📂 Management 💪 Health and well-being 🔌 Energy 🚎 Transport 🚰 Water 🏗️ Materials 🗑️ Waste 🌍 Land use and ecology 🏭 Pollution 💡 Innovation Independent licensed assessors carry out an assessment of a scheme and each of the criteria is scored and then multiplied by a weighting. Two assessment/certification stages are carried out: a design stage assessment which results in an interim certificate, and a post-construction assessment resulting in a final certificate being issued and a rating awarded. Developments are rated and certified on a scale of Unclassified (<30%), Pass (>30%), Good (>45%), Very Good (>55%), Excellent (>70%) and Outstanding (>85%). More than 550,000 buildings have been "BREEAM-certified" and over two million are registered for certification in more than 80 countries worldwide. BREEAM is the most frequently used system in Poland. #TEAL office OFF Piotrkowska Center (pictured below) was one of the first buildings in the center of Łódź to obtain BREEAM certification at the "Very Good" level, and the majority of the new retail and office spaces that OPG Property Professionals develop will be certified in the BREEAM system.
