We have all encountered the effects of "Urban Decay" and perhaps wondered what can be done to restore, renew and modernize the state of our towns and cities? Endless traffic congestions, illegal pavement trading, sustained pressure on social infrastructure, old buildings screaming “help!” etc, are some of the visible effects of Urban Decay that most urban dwellers grapple with on a daily basis. Rwanda. Green Complex. An exciting design and an interesting venture. It will need buildings of real quality on the skyline to complement it. Most important of all, RSSB will need to find tenants who will make the building commercially viable. 💰How much, per square metre, will it cost to build and what price per square metre are tenants willing to pay? It is pensioners’ money and, for them, the returns are more important than the looks. A signed commitment from an “anchor” tenant would make it a less speculative project. If there is not enough commercial interest, will the Government be willing to fill the space? And, if so, at what rate? If RSSB management can say how the Green Complex will contribute to rectifying the deficit in the pension fund, everyone will sleep more easily. 🧐 Can they publish some recent financial statements and actuarial valuations for the fund to give comfort to members? At the recent Alternative Technology symposium hosted by the good humans from UCT Construction Management, I was invited to give some reflections on what it means to re/turn to indigenous ways of building. In simple terms: 1. Use what you have 2. All are invited to participate 3. It's an incremental be/coming 4. All centred around spaces for dialogue It reminded me of a facilitated build we did in Tsholotsho, Zimbabwe in 2022. Still the closest thing we have done to realising a long held vision that ALL get to build, and beautiful things happen in the process of making. We are looking to now apply these principles in an informal community here in Cape Town, through the platform of a tender with the City to build emergency houses using sandbags and Ecobeams.
