Melbourne’s Central Business District (CBD) is poised for revitalisation with the introduction of premium-grade office buildings boasting Green Star and NABERS Energy ratings, according to recent research by national property valuation firm M3 Property. The study reveals that Melbourne currently has 234,593 square metres of premium-grade buildings under construction, with an additional 57,810 square metres at the site preparation stage and 85,665 square metres in the pipeline for future construction with permits approved.

In 2023, hotel-to-apartment conversion projects outpaced office-to-residential conversions in the U.S., with more than 4,500 units delivered. This marked a 17.6 percent increase from the previous year. Hotel-to-residential projects are seen as faster and more cost-effective than office building conversions due to existing infrastructure that is easier to modify. The top markets for hotel-to-residential conversions might surprise you. While Manhatten took the top spot, Albuquerque, NM came in second, and Sterling Heights, Mich. ‘Give us used lights for our new office’, says JLL Top property manager JLL is on the hunt for for high-quality used materials including luminaires which could be used in its new headquarters at One Broadgate in London. Fit-out firm Overbury put out a plea for the pre-loved items on social media because it says a key objective of the work is the reduction of embodied carbon. ‘Together with JLL, we're tackling this head on by sourcing existing high-quality materials from commercial grade offices and construction sites,’ says Overbury ‘Applying ambitious circular procurement strategies to minimise embodied carbon and give valuable resources a second life.’ It says that cross sector collaboration between original equipment manufacturers, contractors and subcontractors, occupiers, developers and landlords is key to making the circular economy a reality. The team is evaluating all types of materials including electrical items, structural elements, architectural finishes and mechanical elements. LA's new Citywide Adaptive Reuse Ordinance extends office-to-residential conversions beyond DTLA and broadens eligibility to newer buildings. One thing it lacks? Incentives for partial office conversions. Many large office buildings with high vacancies could be utilized by partially converting their vacant floors into housing or hotels. The new eligibility criteria: 🏢 At least 15 years have elapsed since the building was completed. 🏢 Any parking structure or area within an existing building if at least five years have elapsed since the building was completed. 🏢 At least five years have elapsed since the building was completed, and the project is approved by a Zoning Administrator.
