Industria Barking has won the Workplace category at the 2024 NLA Awards. The judges praised the project for its bold commitment to blending industrial uses with workplaces and community spaces. In 2010, Bam Architects established a relationship with the critical Tygervalley business node that has since triggered ongoing commissions that began with a Virgin Active upgrade some 14-odd years ago. Since then, we’ve designed the Glacier building, re-imaged 78 on Edward, designed The Edge, and embraced Santam’s head office refurb. In approaching all our work, we proudly honour many touch-points beyond the apparent design integrity, function, and aesthetic consideration. Beyond the design of each building, we also have to consider the urban design fabric of the precinct. By way of example, Glacier challenged us due to the site’s harsh topography. As to The Edge, we intended to form an urban wall that now defines the Tygervalley Waterfront and Carl Cronje Corridor. The latter’s eventual well-articulated and active street edge is complemented by landscaping and bespoke Eco-friendly initiatives that awarded the building a 5-Star Green Building Council Certification. Appreciating each building from the inside is one thing, but equally important to us is that it is responsive on a human scale, where the pedestrian and passing traffic experience builds context and supports the broader precinct’s appeal and relevance. In this ongoing journey, we have designed well over 35,000 m2 of office space in the node that has attracted anchor tenants of the calibre of Pioneer Foods, Mercantile Bank, PSG, The HEINEKEN Company, Capitec, Santam Insurance and Sanlam. The oldest buildings are the most sustainable buildings, and a very satisfying part of our work is being able to give an old building a new purpose and lease of life. Especially when it’s a distinctive brutalist building like this one in Sheffield city centre. Sheffield is known for its brutalist landmark buildings, such as Park Hill, the Moorfoot building, and the Moore Street electricity substation. Division House, the former Westfield offices on Division Street, is not as well-known, but it is a little brutalist gem. Working on behalf of our client MCR, we converted this building from offices into 39 residential apartments whilst retaining the ground-floor retail units on this popular city centre street. The things I particularly like about this scheme are: 🏘️ More new homes in the city centre 💰Local businesses occupy ground-floor spaces, supporting local commerce and activating the street. 🏢 Sheffield is known for its brutalist architecture, so the retention of this building contributes to local identity and distinctiveness. ✅ Breathe new life into a building whose former use had become obsolete, securing its future for many decades to come. 🏬 A good example of mixed use ‘gentle density, buildings ranging between 3-7 storeys. ♻️ Reusing the existing structure was a more sustainable alternative to demolition and the construction of a new building on the site. Division House is a project that can help bring new life into urban centres, and it is a classic example of our work.

Thank you to the British Council for Offices and to everyone who joined us for the ‘Talk & Tour’ of the Design District, Greenwich this week. Associate Gioele Nunziatini and the Design District’s Alex Howard shared insights from their own involvement in the project, before leading a tour around a variety of the buildings that make up the vibrant workspace community. The Design District London was a finalist in the 2024 BCO Awards and is a central feature of Knight Dragon’s masterplan for the Greenwich Peninsula. Confidence in Melbourne's fringe commercial office market continues to grow, with our design for Golden Age Group's latest Box Hill commercial strata office tower undergoing planning amendment to increase its scale. Following our appointment to the project, we have worked closely with Golden Age Group to add an additional level, bringing the building to a total of 15 storeys. The application, currently with the Victorian Department of Transport and Planning for approval, will see 15,495 square metres of floor space dedicated to retail components, strata office tenancies, basement car parking, bike storage and end-of-trip facilities. Congrats to Multiplex on being appointed to build the low carbon 50 Fenchurch Street 💚 Multiplex have been appointed by AXA Investment Managers to build 50 Fenchurch Street in the City of London. The site is currently owned by the Clothworkers Company and includes 2 listed buildings. The new development designed by Eric Parry Architects will deliver over 62,000 sq m of flexible office space. An innovative vertical landscaping forms part of the design. With greenery set to extend to the top of the 150 metre skyscraper.
