Industry News: Trumbull may bring pickleball to its mall. Is that an answer for other struggling CT properties? With pickleball enthusiasts eyeing the possibility of an indoor center at the Trumbull Mall, the town planned to hold court Tuesday evening on ways to reinvigorate the Merritt Parkway mall, which with new apartments on the property could provide a blueprint for mall redevelopment in Connecticut. The town is in the midst of collecting ideas on the future of the newly renamed Trumbull Mall and its immediate neighborhood stretching south on Main Street to the Bridgeport line, where a succession of strip malls begins. The meeting is part of a larger, $350,000 study by consulting firm Stantec on how the mall can be positioned to succeed. Modular housing research and development For Urbex I have been undertaking research into modular building as means of improving the affordability of housing. My personal experience in this area has been limited, with the offsite manufacture of the sales and information centre at Fitzgibbon Chase (Fitz Blitz Part 1 (https://lnkd.in/gHH-Y6iZ) and building a three storey terrace at Southport (https://lnkd.in/gT4Ch2kr), my only hands on experiences. Notwithstanding these projects which were mostly positive, I admit I started the current project as a modular sceptic. This was driven by my observations over the years that standard building methods were more cost effective (unless for remote housing) and also by the recent failure of large modular building companies in the UK and the USA https://lnkd.in/gq7WiaEj However, after nine months of investigation, the Urbex team believes there is a place for modular building in the current market place and will be building two prototypes in early 2025 (one for single level housing, the other for medium rise apartments). A state tax credit program that would be available to both historic and non-historic buildings to revitalize downtowns, reimagine suburban office campuses, and repurpose at-risk assets across the state is the most effective solution to address the problems of building activation, vacancy, and potential disinvestment. This proposed tool would be beneficial for urban, suburban, and exurban communities, and is particularly impactful to small projects in which federal credits generate too much cost and complication and, critically, for buildings that are not on the National Register of Historic Places. As an added benefit, this proposal also reduces the strain on other local resources such as deferred funding, bonding, grants and TIF.
