Since 2022, The White Company have focused once again on expanding their physical store presence. SPACE Retail Property Consultants have successfully acquired two standard format stores in Glasgow - Silverburn and Victoria Square Belfast and a further six small format stores in Farnham, Hitchin, Market Harborough, Marlborough, Ringwood and St Andrews in that time.
In our experience and despite a seemingly turbulent market in some sectors, there is still value and demand in the strongest High Street and Shopping Centre locations. Best in class occupiers can perform strongly where investor landlords are prepared to work collaboratively with their occupier tenants on leasing structures that support the occupier’s business rather than overload them with fixed costs. This is especially important in new market opportunities where the occupier has no previous trading experience or history.
The White Company will open its next smaller format store in Morpeth at Sandersons Arcade on the 22 May 2024.

Great news for those high streets.
Adapting store formats to suit smaller local markets is definitely the way forward. We all know that the more touch points customers have with a brand, the more they’re likely to spend overall.
A curated range in a small store format on a demographically aligned high street is a win win and a great strategy for growth. It’s also a great strategy for the town - you can bet that once a small format The White Company store opens, other brands with a similar aspirational niche will join them.
From a personal point of view, I’d love to see Knaresborough Hight Street following a similar trend.

In my opinion Princes Street is turning a corner. What some people maybe don't appreciate is that the American Candy and pound shops are temporary to cover landlords costs while waiting for statutory consents such as planning and building warrants, some of which at present are taking a ridiculous amount of time! To put into context we have an anchor retail letting we are still waiting for a building warrant for 9 months later....
Investor interest is strong in Edinburgh as well as retailer demand. Princes Street has a lot going on in the background with some pretty exciting deals under offer. We have been involved in a number of renewals and new lettings on the street recently. It will be a very different street in c. 3-5 years time.
Footfall will always be high on this iconic one sided street and there will always be a demand for retail - name me a retail street with better views? You only need to walk down the street today to see that - we have the Edinburgh Fringe on at present, did you know it is the largest ticketed event in the world outside of the World Cup and Olympics - although it happens every year in Edinburgh, many retailers describe it as having 2 Christmas trading periods (some even do better in August than December).
We need positive stories on Princes Street because the reality is positive for the street.

Having first met Alexandra Nicholson - Darlington Borough Council's excellent Town Centre Partnership & Events Manager - when I worked in #Darlington with the High Streets Task Force in 2022, we've stayed in regular touch ever since.
So I was delighted when Alex called me this morning with the confirmation that House of Fraser (Binns) is staying in the town! (https://lnkd.in/eYxsmxnr)
It's been a complicated story these last few years, as I wrote in The Northern Echo when the closure was announced two months ago (https://lnkd.in/eNxy-GWn).
The store was meant to close in 2019, under House of Fraser's previous ownership, before Sports Direct stepped in to buy the 59-store chain and reverse the closure.
Then, in September this year, it was announced that the the property's landlord had served notice on House of Fraser (https://lnkd.in/emMW9kdT), and that the store would close this month, despite owner Frasers Group wishing to trade there "for the foreseeable future".
The next twist was the property being sold last month to a new owner, whose agent announced within days that Binns had "agreed terms" to stay after all (https://lnkd.in/eJPtP89h), the news that has now been officially confirmed today.
If nothing else, today's announcement will reinforce the message - after years of potential confusion - that the store is open and staying that way.
Of course, in celebrating this good news we must also retain a dose of realism. To survive, #departmentstores are having to up their game and deliver superlative customer experiences. As I've noted before, Binns is actually one of the better House of Fraser stores - it had a £2m refurb only in 2016 (https://lnkd.in/ebGda_aQ) - but doing nothing now is not an option.
Furthermore, the House of Fraser format is all but defunct, with little more than a dozen stores still trading under that fascia. Many have shut, and others been converted to the higher-end Frasers format. Other new Frasers stores have opened in places - like Derby or Blackpool - where there was never a House of Fraser before. If its future is secured, will Darlo now get the Frasers treatment?
Whatever happens, let's hope the retailer and new landlord can work together to plan the investment that is needed for the long term, perhaps with more diverse uses taking over some of the unseen areas that Binns doesn't use or need.
As I told The Northern Echo before, the town's superb indie retail and leisure offer means that "Darlington still has so much for us all to enjoy and be proud of". But Binns staying is the icing on the indie cake.

This comment from a panelist at last week's launch of the latest LSH x Revo - Retail. Property. Community. report on repurposing and reviving our shopping and town centres stuck with me...
Deep down we all know it's true, but as people's shopping habits have changed over time more and more emphasis is placed on how a place looks and whether people "want" to spend time there.
Yes, there's a place for value retail or secondary shopping centres; but ultimately the best in class retail assets hit that perfect mix of interesting tenants and somewhere you WANT to be.
So perhaps it's time to stop thinking about maximum density or the largest floor plate; and more about curating spaces 🤔
This was then reinforced by a weekend jaunt to Lisbon where outdoor dining is👌and the shopping is a vibrant mix of independent and multi-unit retailers. Sure the weather helps but as we are on the inevitable march to a warmer climate the UK will need to adapt.

Great to speak to David Walsh at The Star, Sheffield about the exciting transformation happening on Fargate. With a letting having just completed to a fashion retailer for the old H Samuel next door to M&S and another unit going under offer to a national retailer it’s clear that this iconic street is on the is turning the corner after several years of decline.
This is in no small part due to the ongoing multi-million pound works to repave the street with new street furniture, subterranean bins and event space and with a rating revaluation following a drop in rents the barriers to entry for new occupiers have reduced significantly and Fargate can be seen as an opportunity for these occupiers.
This is born out by us being involved with 5 deals on the street in the last 9 months and I’m looking forward to seeing how the street evolves and contributes to Sheffield’s continued growth.

Fitzroys' Shane Mills has secured three retail tenants on behalf of three private landlords on both Smith Street and Johnston Street in Fitzroy.
Strong enquiry numbers across all three locations show a continuous uplift in business confidence within city-fringe locations.
Fitzroys' latest Walk the Strip report shows #Melbourne’s shopping strips are thriving, the result of a shift in retail consumer behaviours - Melburnians are spending more time in their local strips than ever before - and an accompanying mindset adjustment from strategic landlords.
This is strongly evidenced in Smith Street, where local and national businesses have been targeting the thriving high foot traffic location, leading to notably low vacancy rate of just 3.2%.

🚇 New York City's underground retail revenue down from $72 million to $53 million.
Only one out of 40 shops that opened at Columbus Circle's underground market eight years ago remains open today. Fulton Center is nearly empty, and vacancies line Port Authority and Rockefeller Center stations.
The MTA reports nearly three-quarters of transit retail spaces are empty, worsened by the pandemic and remote work trends. This creates urban decay, with chained doors and for-lease signs, while homeless individuals occupy many vacant areas.
Historically bustling, today's subway retail struggles. Leith Hill's Ellary’s Greens at Columbus Circle closed after a year, and many shops share similar fates. The MTA's retail revenue dropped to $53M in 2023 from $72M in 2019.
Yet, hope persists. Evan Feldman's Doughnuttery remains open by focusing on catering and delivery. The MTA aims to revitalize spaces with grab-and-go options and utility upgrades.
Resilience and innovation are key. Let's hope for a vibrant turnaround. 🌆🛒
