Great conference yesterday by EG on the future of workplace. Two big takeaways:
1 - Optimism for the London real estate market. It’s resilient & responding to diverse occupier needs. High demand but low supply for Grade A prime space - tenants want sustainable, experience driven buildings in great locations with great amenties.
2. Offices need to be OUTSTANDING to compete with home working. This means variety & choice for employees to do their best work. It means building resilience to respond to change. And it’s an opportunity to do something unique & authentic to your culture & the way your people work.
A physical space has a huge impact on an employees experience of their company. The ‘default’ office isn’t cutting it!

We welcomed Plymouth Property Sales Ltd to BLOCK for their annual team meeting last week. They wanted space with a bit of ‘oomph’ with gorgeous views across the harbour.
But you might be wondering, is BLOCK only an event space? Or is it a coworking and office space? Maybe a gym or a cafe?
The answer: we’re all of that but so much more.
We’re a community led flexible workspace, built off the back of the pandemic, determined to change the world of flexible working (we’re ambitious, what can we say 🤷🏻♀️)
We’re a place for forward-thinkers, innovators, and businesses who want MORE out of their workspace.
We have meeting spaces that empower your team
A non-pretentious gym and studio to encourage healthy work/life balance (because there’s a time to hustle and a time to breathe)
And a dog friendly cafe to encourage community (and because we’re obsessed with dogs 🐶)
We’ve built something different here at BLOCK, and if you want to be a part of our community
💬 Then DM us the word “JOIN” to find out more about our packages.
PS. Massive thanks to Joe for doing one of his famous videos and big congrats to him and his team for another successful year!

An article by Vivia Chen jumped out at me in Capacity's recent newsletter as having a bit of a "hot take" on the role of Big Law in Vanessa Ford's death.
Contrary to a lot of public opinion, she's not so sure Big Law is entirely to blame.
Underscoring that the coroner in the Vanessa Ford case did not rule suicide, Vivia Chen cites a 2023 study of lawyer suicide risk which states:
"Interventions aimed at reducing work overcommitment, stress, and loneliness, and addressing gender-specific risk factors, may be effective in reducing the risk of suicidal ideation among lawyers."
It's the "gender-specific risk factors" that I find most interesting. From other studies we've covered in recent weeks:
♀ Women are 41% more likely to experience toxic workplace culture than men (“Women in the Workplace” 2022 report, LeanIn.Org and McKinsey & Company)
♀ 90% of female lawyers feel "frustrated with the support they received from their law firms" (Leopard Solutions)
♀ Only 26% of women said that assignments at their firm were allocated fairly (Leopard Solutions)
Our sector's pressing problems are complex and interconnected; there is almost certainly no "quick-fix" solution. On the other hand, that means working on one problem, like fairer work allocation, could help address other ones, like supporting, including, and retaining women.
It's easy to focus on the negative and talk about what needs to change, but I'd also like to see more celebration of firms who are making big moves towards improving their workplace culture.
Like our clients, for a start. And also like Pinsent Masons, who received some inevitable critique following Vanessa Ford's death, but last week saw Alexis Coleman, Senior Associate, take to LinkedIn to publicly celebrate the firm for their new lactation room in the firm's London office.
As any good leader knows, constructive feedback is important, but praise is perhaps more powerful, where it is due.
💭 Do you have any other examples of firms taking positive steps towards creating a fairer culture? I'd love to hear about them in the comments!

P.s. if you like to stay on top of legal research and news without having to spend HOURS reading long reports, Capacity's weekly Legal Digest is the only newsletter you need to keep up with the trends. My new private office? Not quite! This is our brand new lactation room in our London office, which will make such a difference to those returning to work who need to pump milk during the day. It has a lovely big screen so I can work, a fridge, an armchair and a WINDOW (those with experience of these rooms will know how special this is)! I spend 1.5-2 hours here each day, so it’s had a hugely positive impact on my day! Thanks to our new Global Group Head of Property Richard Griffiths & Katrina Henry who leads our HR team and Facilities for making this happen.
Last week our very own Ben Campos attended the 2024 BOMA International Conference held in Philadelphia, PA. We had a quick chat this morning about his experience at the show and what resonated most with him.
He referenced, as a high point of the conference, the State of the Industry address given by the outgoing president and COO, Henry Chamberlain and his successor, the first female president and COO, Mary Lue Peck. Thank you, Henry for your service and dedication to the organization and congratulations Mary Lue on your appointment!
The key messages Ben took away relate to current trends in #CRE:
☑ Flexibility in the office space - 19% of office space is now lounge space. The expectation of having flexible office space is more prevalent now than ever before and is a big plus when it comes to getting people to migrate back to the office more regularly.
☑ Health and wellness - having amenities that promote mental health and wellness in addition to physical health is important to tenants and their employees. Introducing things like walking paths, outdoor meeting spaces all help to promote a healthy balance while at work.
☑ Convenient, walkable location - Ben had not been to the city of Philadelphia before and was amazed at the convenience to multiple attractions, good food and entertainment. Ironically, this concept of "15-minute cities" or walkable cities was a topic of discussion as well.
Recognizing that it's not always feasible to have your office perfectly located in the middle of a downtown metropolis, having other amenities that support a healthy balance while at work can go a long way towards attracting and retaining new tenants.
Reflecting on the great atmosphere and the new connections, Ben stated, "This was one of the best conferences I've been to in a long time. The information provided was very valuable and the people I met were top notch."
Special shout-out to Stephanie Manfredi, Jeannie St. Onge, Amanda Zega, RPA and Scott Tangredi for being great conference buds!
