🏡 Highland Housing Challenge 🏘 Earlier this week Highland Council convened the inaugural Highland Housing Challenge Summit in Aviemore to address the extremely pressing and increasing issue of housing. While I was unable to attend I was very lucky to receive a great summary from Savills planner Philip Graham. On Balnagown Estates as well as having land from the Cromarty Firth, through the Kyle of Sutherland to Rosehall we also have a small number of properties we let out on long term leases. In the past 2 years particularly we have seen the demand, when a property comes available, sky rocket. This high demand appears to be partially driven by landlords coming out of the market due to the increased legislative burden, but also, as alluded to at the summit, the pressing need for accommodation to support those working on the reported £110 billion of infrastructure work planned for the Highlands over the next 10 years. We are already starting to see that impact now from the Inverness & Cromarty Firth Green Freeport, the SSEN Transmission Beauly to Spittal Transmission upgrade and the burgeoning renewables sector. With the Highland Councils call for ideas now live it is important that land owners both small and large engage so that land desperately needed for housing can be identified for a forth coming Highland-wide Local Development Plan. Some 1.5 million new homes would equate to using under 3% of the green belt, meaning the amount of land used to achieve Labour’s housebuilding target is relatively modest, analysis from property consultancy Carter Jonas has revealed. On September 30, 2024, the Federal Government Employees Housing Authority (FGEHA) issued a notification regarding the transferability of residential and commercial plots allocated to M/s Commoners Sky Gardens (Pvt.), the Joint Venture Partner of Sky Garden Housing. Under this partnership, 30% of residential plots and 45% of commercial plots are now declared transferable, pending the completion of the necessary legal and codal formalities in accordance with FGEHA's prevailing policies and SOPs. This development marks a crucial step in formalizing ownership for future investors and plot holders.
