By 2032, the median rent in Colorado is expected to reach $2,700 per month, requiring an income of $106,000 per year ($51 per hour) to be considered affordable. Housing is considered affordable when it costs less than 30% of your monthly income. This increase will continue to make affordable housing less and less attainable to low- and moderate-income households. If we want vibrant communities where employees like teachers, hospitality workers, home health aides and more can live and thrive, we need to ensure that there are a wide range of affordable housing options at all income levels. Legislative Update! This year’s #PABudget included a significant increase in the transfer caps from Realty Transfer Tax revenue to the PA Housing Affordability and Rehabilitation Enhancement Fund (PHARE). According to the updated law, the transfer cap will increase by $10 million over the next four years from $60 million to $100 million. This crucial funding will support sustainable and comprehensive projects to: 🏠 Preserve and create affordable housing 🏠 Reduce homelessness 🏠 Support community revitalization 🏠 Promote affordable homeownership 🏠 Address various unmet housing and community development needs across the Commonwealth This is a major step forward for affordable senior housing and community development in Pennsylvania. San Francisco Community Land Trust (SFCL) received $20 million from philanthropist Mackenize Scott to support their vision of building housing and homeownership opportunities for BIPOC communities previously excluded from access to wealth. The organization’s mission is to create permanently affordable housing for low-to-moderate-income individuals and families through community ownership of the land. As the housing crisis persists, there remains an urgent need to secure affordable, stable housing for those who have been historically marginalized. I am so enormously proud of the Your Own Place CIC team for being shortlisted for the #AffordableHousing awards Homelessness Project of the year. I genuinely query how many organisations without state funding and of just ten people have made it onto the shortlist in Manchester this Friday 🤔 Inside Housing? But much more importantly and interestingly, (to me 😂) is why and how. 💡 Because ours is a Targeted Prevention Pre-tenancy service - supporting people without the safety nets that many of us take for granted 💡 Because the team are deeply invested in our impact, building and reviewing impact through the project and able to make changes when things aren’t working 💡 Because of the work the team have invested to embed restorative, coaching, asset-based approaches that are also fun, visual, inclusive and engaging. Whether it’s Money, Housing, Tenancy or self-care we’re covering, the team build workshops that ask questions, explore people’s strengths and leave trainees feeling more skilled, knowledgeable as well as confident to get help and prevent crises - and avoid homelessness. Last Friday, thanks to wonderful partners at United Way of Greater Atlanta, Amy Barrow, MSW and Protip Biswas, I had the honor of representing Community Foundation for Greater Atlanta and speaking on a panel at the Southern Conference on Homelessness & Housing. In front of an audience of professionals from across the Southeast working on housing and homelessness solutions, Joy Monroe of SPARC, Victoria Agogo of Frontline Housing Inc., and I discussed the importance of financial security and its links to housing security- particularly the ability to save and build wealth. We talked about the successes we've seen in our region and our particular programs- the Foundation's Student Debt Pilot, and SPARC and Frontline's incredible Savings Match programs- as well as some of the systemic changes needed to eliminate barriers to wealth-building for families living on low to moderate incomes. The bottom line? Wealth-building and housing are inextricably linked, and we must use that knowledge to design programs and policies- otherwise families will continue to struggle with both financial and housing insecurity. #economicinclusion #wealthbuilding #wealthgap #equityandinclusion #philanthropy #housingjustice #economicjustice

Remember Maslow’s hierarchy of needs? Securing necessities for living — food, water, shelter, safety — provides the foundation for seeking higher-order flourishing. Without these fundamentals, life devolves into a never-ending struggle to find stability. That’s why the homeless benefit most from having housing for themselves. We know this from research, confirming this part of Maslow’s insight (I’m aware of its critics). We also know that the single most significant determinant of homelessness in a community is the cost of housing. And in the United States, real estate values remain tethered to social indicators like school district quality, crime rates, and employment levels, fostering gated communities, insular mindsets, and NIMBY entitlement. That’s why it’s so encouraging to see an affluent enclave like Boston’s Back Bay open its arms to the homeless, and say, “Yes, in my backyard. Welcome to the neighborhood.” We need more of this. In the end, we’re all just walking each other home — no matter where we live.
