Octagon soars to new heights, as Birmingham counts down to its new tallest building The world's first pure octagonal high-rise residential building is now just months away from claiming its place in Birmingham’s history books. Ingleton House stands among eight locations pinpointed by Brentwood Borough Council for the creation of a zero-carbon (in-use) housing initiative that promises to be well-integrated, sensitive to its surroundings, secure and fully accessible, with a scenic communal courtyard complementing the dwellings. Preliminary masterplan studies conducted as part of the redevelopment proposal have revealed the feasibility of demolishing the existing structure to make way for a new residential complex, potentially comprising 26 apartments or 15 houses featuring a variety of one, two, and three-bedroom layouts. Poole Dick Residential Projects The Clayworks, Smithfield, Stoke-on-Trent https://lnkd.in/e7PUri3x THE CHALLENGE This development included the design and construction of a 12-storey building, to include 151 private rented sector apartments together with associated communal space. The building also includes a commercial unit completed to the ‘shell’ level on the lower ground floor, with associated public realm spaces around the perimeter and the provision of a temporary car park separate from the site. Huge day as the #BCGov announces FREE standardized housing design plans to residents of BC. The plans are modular (choose your base! choose your roof!) and allow for aesthetic variety within a neighborhood, ensuring we avoid 'cookie cutter' aesthetic pitfalls. They are also energy modelled to meet Step 4 or 5 in climate zone 5. Oh, and did I mention they are FREE? Still, more work remains. Challenges remain in financing these projects, particularly when builds are modular. Home owners will also need to weigh the pros and cons of stratification, and whether to sell or rent units on their lot. At the same time, it's crazy to think how far we've come on the housing file in the last few years. Housing targets for municipalities, standardized municipal finance tools, provincial upzoning, STR regulation, single egress stairs! These designs are one more sign that #BritishColumbia is a North American leader in addressing the housing affordability crisis. Check out the Province of BC's new Standardized Designs guide for gentle density housing! Some folx have expressed concerns about a catalogue approach to housing and that neighbourhoods will be flooded with 'cookie cutter' homes that 'all look the same'. The guide offers a 'choose your own adventure' style of housing. Want a garage? Go there. Don't want a garage? Go here. How many bedrooms? How many bathrooms? How many units? So many options. Even if all the citizen- and small-scale developers who are interested in gentle density were to choose the same style, layout, number of units, parking, etc., my guess is that these homes aren't likely to be built next to each other on the same block all at the same time (I think). The beauty of infill housing is that it's incremental. On the other hand, I've seen entire blocks of homes replaced with dozens of townhomes that look pretty much the same, and have also visited subdivisions where the homes have been chosen from a set menu of designs provided by the developer. I'm excited to see where this goes. Incrementally.

Exciting milestone for infill development with the Province releasing their new standardized designs. Looking forward to seeing how this is received in the industry. The Province also released some interesting costing metrics for the designs and BC Regions (found via the same news release link below). While the assumptions are clearly stated on page 1, the excluded costs are often the most significant areas where cost fluctuations significantly impact the viability of this housing form. A few examples on the excluded items. - Soft Costs: Design & Engineering costs can fluctuate with various municipal or region requirements. Project Financing costs typically fall into this area and are highly variable depending on the borrower's financial strength and the deal metrics. There are some new products coming online to help here. - Utility Connections: We've seen costs range from $8k to $275k for utility connections for similar sized projects, depending on the location and utility company's required upgrades (this isn't always know at time of permit submission) - Existing House Removal: The main goal of this housing form is to redevelop existing suburban neighbourhoods. House removal can be significant cost if there are hazardous materials and potentially stringent recycling requirements for demolishing buildings, depending on the Municipality. It's an exciting time and great to see the efforts in cataloging costs here, but it also highlights the need for more collaboration and programs to reduce risk and incentivize this form of housing for larger uptake. Denver-based Revesco Properties partnered with Davis Partnership Architects to submit plans to the city of Denver on February 2 to convert a 16-story office building at 475 17th St. into about 210 affordable and market-rate apartments. The building was designed in 1973 and is currently 57% vacant. No leases will be ended early because of the possible conversion. Looking at the makeup of the proposed conversion, two-thirds of the apartments will be for people earning 80% of the area median income or below. One-third will be market-rate apartments. There will be studios, one-bedroom, two-bedroom and three-bedroom units. There is no parking onsite. Oklahoma Announces Plan For Nation’s Tallest Building Oklahoma Tallest Building Move over New York City… The country’s tallest building will soon call Oklahoma its home. A new real estate initiative is bringing a giant building to the state’s capital city… Here’s what you need to know. Oklahoma’s Tallest Building Coming Soon Legacy Tower in Oklahoma City will soon be considered the tallest building in the country and reach a whopping 1907 feet. NOT TO MENTION, LEGACY TOWER WILL BE THE TALLEST BUILDING IN THE WESTERN HEMISPHERE AND THE 6TH TALLEST BUILDING WORLDWIDE. This upcoming building will also dethrone the One World Trade Center in Manhattan as one of the highest buildings. Legacy Tower’s 1907-foot height refers to the year Oklahoma joined the union. Originally, the building was going to be 1750 feet tall… However, the team behind the initiative asked the city council to approve a zoning change to make the building even taller. The building is looking to house over 1,000 luxury apartments, at least one hotel, and offices. Oklahoma’s tallest building will be part of Boardwalk of Bricktown. The development will be built in phases, with phase one constructing a hotel and two residential buildings. Phase two will construct the Legacy Tower. Altogether, the project will be completed in 5 years. With the real estate game always changing, it’s important to always keep your ear on thr ground for new developments that could soon be going sky-high.
