Located at 299 East 161st Street in the Bronx, the 12-story Vibe is the very first upscale residential development in the Concourse Village area (in close proximity to the Yankee Stadium) and offers a multitude of amenities, from multiple outdoor terraces to a parking garage, co-working space, gym and lounges. Renovating and refurbishing existing buildings and spaces can give them a new lease of life. At its core, any space reflects its users. The 'Brownfield' projects allow us to explore spatial programming with added constraints of space, bylaws, budgets, and timelines. People's needs change over time, especially in their homes. Living spaces need to adapt and remain comfortable in today's fast-paced world. The places are personalized with unique spatial arrangements, furniture, and colour palettes to add familiarity and comfort. Why acoustic design must be a priority in office-to-residential conversion projects According to a recent article by RICS, despite some gains in office attendance resulting from the ‘return to the office’ push after pandemic restrictions were lifted, many buildings still suffering from high vacancy rates. So, it is perhaps no surprise that office-to-residential conversion continues to be a key trend within the UK property market. MIXED-USE RENOVATION — This is what a 1.2 million+ dollar renovation looks like. Back in 2020 BLDG Projects led the architectural and engineering design for this orange-rated historic mixed-use building in #Wrigleyville #Chicago. Our client was #VistaProperty, and this location was one of their first properties in Chicago. We worked remotely with the Vista team, contractors, and other consultants in order to ensure that the project construction questions were answered and construction was completed in a timely manner. For a project like this, stripping the building down to its essentials is key to avoiding future issues with plumbing, electricity, or heating — especially with a large franchise tenant on the lower level. Preplanning the most important construction items (typically not visible after construction is done) takes a lot of coordination and planning. While facing challenges due to the building’s triangular footprint + historic nature, our team redesigned a significant portion of the existing structure, added new structure as necessary, and engineered a new separate rooftop room to support our plans for a rooftop event space. Additionally, we designed the ground floor structure that connects the basement ceiling and first floor “floor,” laying the groundwork for a second design team to complete the interior of their commercial space with kitchen. We worked with the kitchen designers in order to properly spec the HVAC systems and ductwork shafts as needed. Projects like these are incredibly complex. Working with an inexperienced firm can lead to rising construction costs, months of unfinished work, or waiting on a permit. Goose Creek, SC- JJR Development is proud to unveil our evolving conceptual design plans for our 3 acre site which represents Phase One of our mixed use Destination District. The City of Goose Creek Comprehensive plan is so thoughtful and forward-thinking; our concept plan wanted to exemplify taking a new design into the “21st and 1/4 century”- not the formulaic, humdrum, or homogeneous. Located just 18 minutes from Downtown Charleston On Rt. 52, next to the City's Municipal Complex, Recreation Center, and future Amphitheater- the location is unparalleled, and our goal was to design something that has never been done before in the area. Working with treasured friend and architectural colleague William Rodon Hornof , our objective was to create a “contemporary object” of 4 stories on an arterial roadway with a set back penthouse, clad in vertically- seamed metal, with an elegant, taller brick base, with the building massing broken up by a “modified V shape”, articulated, and fully fenestrated. The plan calls for 111 Class A rental units, with the majority being very spacious 2 bedroom residences, and the remaining units 1 bedroom, and 4 studios. An 1,800 sq ft lobby cafe with floor to ceiling windows holds the corner; not only serving the internal residences, but also the Goose Creek Muni Complex, Municipal Court, and state of the art Recreation centers. Our rooftop penthouse will have a meeting space, and also a deck to view live performances at the Amphitheater- directly in line of sight. While still in design refinement; when complete, our planned development should create a go-to destination for work-live-shopping-play. A special shout out to the City's Administration, including Mayor Greg Habib, City Administrator Natalie Zeigler ICMA-CM, and her associate Alexis Kiser, MPA- amongst many others. City of Goose Creek Economic Development is quite welcoming to "good growth" and on a very positive trajectory, with our risk capital going where it is wanted and well-treated.
