From ICSC Cities Are Embracing Mixed-Use Development to Boost Convention Centers “How people gather has changed, so convention centers are thinking about the next generation of conferences and retailing,” says Sheba Ross of HKS, Inc.. With this increase in demand, there has fuelled a significant increase in rents, with the latest data from Savills open market lettings and regears showing that average annual headline rents on new F&B drive-thrus increased 25.9% in 2023 on the previous year. How do we resolve our high street attractiveness challenge? I will not attempt in a few paragraphs to pretend that I have the answer. The solution is complex and will be based on a case by case analysis of local economics and people needs amongst other drivers. However last Sunday night in Bristol, droves of people came in the centre of the city early evening. People were queueing along Clare Street, Castle Bridge and Hawkins Lane to take part in something special. Bars and restaurants were busy. Families were out with Kids enjoying the freedom of reclaiming roads, even pets had a place to roam. Sunday night was not the launch of a new mobile device, a game console or the "meet and greet" session with a celebrity. It was more than that. People came out to be immersed for a moment in a creative world of darkness, shapes, lights and sounds. Senses were stimulated by different means at different locations of the city. People physically interacted with the environment. That moment was in my mind rather successful and I did enjoy my city. This event was of course the Bristol Light Festival 2023 by Bristol City Centre BID 👏 Can we learn from this event? May be the high street shall become a place that does just that: reconnect us with our physical environments, stimulate our senses whilst creating a feeling of escapism. Not just for a few nights but on a long term basis. I am not suggesting one moment that escapism is the answer to solving our high street crisis. Focusing on providing a place with a clear purpose beyond just functional means mixing a blend of open spaces, hospitality, art/culture and education accessible to all, should be considered. Envisioning Free Space in the inner city of Amsterdam Januay 18, 2024, 16-19 hrs Galerie de Schans, Warmoestraat 67, Amsterdam With Massih Hutak, Bonne Reijn, Liese Kingma, Marlon Huysmans, Andreas Krüger, Lennart Siebert, Siobhan Burger, Freek Wallagh, Valerie van Maarschalkerwaart, Chafik Benhmidouch, Wouter Pocornie, myself and many more .... The topics of the two EFS sessions at Galerie de Schans will revolve around the envisioned transformation of the inner city, the pressing need for free spaces and the ways in which local communities actively organize and shape these spaces themselves. The heart of Amsterdam is grappling with the adverse effects of mass tourism and the prevalence of tourist-oriented establishments such as tourist shops, cheese and candy stores, coffee shops (marijuana sales) and erotic entertainment venues. Soaring property values and rents, fueled by speculation, illicit financial activities and drug trafficking, have diminished the allure of the area for Amsterdam citizens, who no longer feel welcomed there. In response to these challenges, the city has launched a multi-year policy named "Aanpak Binnenstad" to breathe new life into the inner city and create a more vibrant and welcoming atmosphere for local residents and the 'Amsterdammers'. The goals of this program include promoting cultural initiatives, neighborhood facilities and locally-oriented shops and small scale businesses, facilitating the development of more affordable housing and workspaces and attracting new visitors with a focus on positive and regenerative tourism.
