3 out of 4 deals I have done in my real estate career are the ones that have fallen out with another investor. I believe everyone becomes a bit more reasonable to negotiate in that situation. Broadside, a 274 unit Build-to-Rent (BtR) project in Manchester, has been one such deal for me. In 2015/16/17, I visited many BtR sites in Manchester - the most happening city for BtR - and offered on many projects, and came close on a few, but struggled to close, as most of the tall buildings needed higher construction costs - and therefore much higher rents than my comfort zone. If I remember correctly, I visited this site in 2017 - it was a mid-rise development (10 floors) in a great location near northern quarter - and made an offer as we knew the market very well. Unfortunately, Toby Nicholson (at that time with Colliers) accepted the offer from another investor, and rightfully so, as we were lower. Over the following almost 12 months, I learnt the deal fell off with two massive investors, and then got a call from Toby in 2018 that the project was still available. After a quick review, I told him my offer was still on the table if the developer was interested. It took a painfully long time to negotiate the forward funding deal with Balfour Beatty, a FTSE 100 developer / contractor, but the end product was amazing. Balfour Beatty was just superb at delivering a high quality product. We learnt a lot more about BtR product with this project. It was opened during the tough Covid phase, but thanks to the quality produced by David Lawrence, Charles Fish and their team, the project has continued to attract amazing rents over the years. Great to see the project has now been sold to Lloyds backed Citra. It goes without saying, I negotiate hard, very hard, and walked away on deals when the offer didn't work, but if the partner is reasonable, I tried equally hard to close the deal. BtR deals are even more tough to stack up. I used to tell agents, to just call me if a deal falls off. I will move fast if the offer works for us. There have been many occasions I got that call from the agent that the deal was positioned perfectly for my interest. I loved such calls! In the first few years of my career post global financial crisis, I painfully learnt a lot about the choice of development partners, and the importance of deep understanding of target markets. Since then, I have just stuck to my strengths and made a lot of money for our investors. In real estate, as an investor, I don't like to get too creative - just focus on delivering a great quality product on time and budget! Property valuer and strategist Sam Tamblyn believes there are four phases to the commercial property cycle including recovery, expansion, hyper-supply and recession—each presenting unique opportunities for investors. "Recovery, is when property starts moving up from the bottom of the trough," Mr Tamblyn said. "This can often be a good time to pick up properties at a steep discount." During the expansion phase, Mr Tamblyn said that rising demand and falling vacancy rates create opportunities for development. "This phase can present opportunities to start a development or upgrade as the market rises," he said. Mr Tamblyn warned that the hyper-supply phase, characterised by oversupply and declining prices, could be a good time for property owners to sell. "Property owners looking to sell would do well to divest before the next and final phase," he advised. Regarding the current state of different commercial property sectors, Mr Tamblyn provided insights on office, retail and industrial properties. "For office property, the answer is that it is still in the recessionary phase," he said. "Big office landlords are selling assets and carrying out significant write-downs of the properties they're holding on to." However, he cautioned investors against rushing into office properties without careful consideration. "On the face of it, this might look like a good time to buy, but investors need to be careful that they're not catching a falling knife," Mr Tamblyn warned. In contrast, he said that retail property appears to be in the recovery phase, citing recent high-profile deals in Western Australia as evidence of renewed confidence. For industrial property, Mr Tamblyn said the situation varies by location. "In Sydney, the market looks like it's still in the expansionary phase," he said. "Rents are growing strongly and supply is constrained because of a lack of development opportunities."

Buy-To-Let portal handed boost ahead of seed round… Mr Investa, the Salford-based Buy-To-Let property marketplace, has secured £1m SEIS/EIS Approval for the start of its seed round led by London firm Seed Legals. Given the current economic climate, Mr Investa said SEIS (seed enterprise investment scheme)/Eis (enterprise investment scheme) is an attractive scheme for investors to save on tax, while investing into high growth opportunity companies. SEIS/EIS offers investors between 30%-50% tax relief. The raise is now open with a first seed round set at £1m, with a seed round valuation of £5m.
