Great to listen to folks involved in the industry talking about this site. Personally I think it’ll be a JP Morgan/Morgan Stanley/Alliance Bernstein type buyer (if it even sells) that buys, entitles and then parcels out the land to actual developers. There is so much to untangle with these 45 acres… - Brownfield cleanup is obviously the biggest X factor. Will it be a Superfund? - Working with Metro Nashville. Right-of-Way dedications such as the East Bank Boulevard and other Imagine East Bank plans. Utility placement, above/below grade power? Connection to the district steam system? - Flood mitigation (Imagine East Bank speaks to some but not all). Is it on the initial developer or would it be a project-by-project basis? - Zoning, DTC is inevitably coming to this land based on its adoption at the Nissan Stadium site (although the orientation of scale should be discussed). - Open Space questions, how do we actually activate our waterfront when sandwiches by gas tanks occupied industrial + with the value of land how does landlocked parcels tie in with our open space network. - Parking, while it’s an ugly topic it still needs to be talked about. Our proposed transportation referendum (Vote YES!) isn’t a magic bullet, so there will be parking. Is it sacrificial and below grade or do we sacrifice our valuable, vertical space for it? - Affordable housing! While we want our city to be affordable for all, this may some of the most expensive property Nashville has ever seen. With affordable components baked into the 30 acres IDA around Nissan Stadium, what can Metro Nashville “get away with” asking for here? - Mixed-Use. This. An be an over used term at times, but to create vibrant spaces/areas for folks to live/work/play we really need these variation of uses here. But what factors in here? Will the office market recover in order to build here? Will Nashville see more condos? What high-end hospitality brands are watching Nashville (Waldorf mentioned in the video)? The discussion hits a lot of these points, but I almost think each topic could really be its own episode because of how intricate it all is.
