We have an update from our Head of Technical, James Perry: “The site has been progressing well with topping out of the piled foundations and now ongoing works to the complex podium. The project forms part of a local regeneration scheme and we are excited to see works commence on the main superstructure of this 89-unit 27m high structure. The designers have proposed a straightforward approach to the superstructure allowing for additional focus on quality. Veteran Housing Corp is still trying to wrap its head around the numbers. 273 units at a cost of $150 million, or $549, 450.55 per unit? Can someone explain why this makes any sense? What are the proposed rents for a studio, 1 bedroom and 2 bedroom apartment? Affordable Housing? If the project is using government grants, tax credits or incentives, or other types of government financing, what is the affordability period for this project? Does this project accept HUD/VASH or Section 8 vouchers?
Level 10 Construction is pleased to be the builder for Harrington Heights, a new $150,000,000 affordable housing project at 1320 Broadway that plans to break ground this month in downtown San Diego. “For this area, it’s just going to be an amazing project; it’s going to be part of a larger effort to improve the East Village community,” said James Rock, development executive with Chelsea Investment. Designed by Joseph Wong Design Associates, the 15-story Harrington Heights at 1320 Broadway will have 273 apartments – 224 studio apartments of 352 square feet, 22 one-bedroom apartments of 625 square feet, and 27 two-bedroom apartments of 908 square feet. The project has outdoor/indoor community space on the third, seventh and 15th floors, including a top-floor deck with views of downtown. “We want to be sure that they have a nice space for them, not only to sleep but also a place to interact with others,” Wong said. Plot J of our regeneration scheme in the Gascoigne East estate in Barking for Be First, is set to be completed in the upcoming months. It will provide 124 affordable homes for the residents of Barking and will be Be First’s first Net Zero Carbon in operation scheme to be occupied. Plot J provides predominantly family accommodation and forms a perimeter block around a centralised communal courtyard at the heart of the scheme. The building steps between four, five, and six storeys to provide each home with optimal daylight and allow the courtyard to be sunny. Ground-floor homes are accessed via the street, raised in response to flood risk levels, and the communal entrances to the upper floors are articulated through the corners of the block. Plot J utilises passive design solutions, with high performing external envelope and with 100% dual-aspect flats to maximise cross ventilation and passive cooling. MVHR inlets and outlets are integrated into the soffits. The roofs are covered with PVs to maximise energy generation on site. The landscaping with rain gardens, and permeable paving further reduce the buildings' environmental impact. It's been a collaborative effort working with Be First to bring this successfully to fruition, even through the pandemic. Working closely alongside the landscape architects at Turkington Martin, and with Elliot Wood, Steer, contractor Willmott Dixon and a multitude of other dedicated consultants and subcontractors on this project. It’s a testament to the dedication of the team that the development has gone so smoothly, despite all the challenges along the way. Listening and learning from the local area played a key role in the development of the scheme. Now it’s almost time for people to move in. Cambridge's housing landscape has been shaped by fascinating historical forces over the decades. As a construction company specializing in renovating historic homes, we at HKF Construction appreciate the rich architectural stories woven into the city's residential fabric. The Early 20th Century: A Time of Architectural Diversity Prior to the 1930s, Cambridge embraced a wonderful mix of housing styles from cozy single-family cottages to multi-family homes and modest apartment buildings. This variety provided options for different family sizes, lifestyles and income levels. The intermixing of housing types created visually interesting streetscapes and socioeconomic diversity within neighborhoods. However, the introduction of zoning laws in 1926 proved to be an inflection point. New construction of multi-family homes and small apartments quickly dried up after the 1930s. These zoning policies, while intended to improve living standards, had the unintended consequence of reducing housing choices for Cambridge residents. Ingleton House stands among eight locations pinpointed by Brentwood Borough Council for the creation of a zero-carbon (in-use) housing initiative that promises to be well-integrated, sensitive to its surroundings, secure and fully accessible, with a scenic communal courtyard complementing the dwellings. Huge day as the #BCGov announces FREE standardized housing design plans to residents of BC. The plans are modular (choose your base! choose your roof!) and allow for aesthetic variety within a neighborhood, ensuring we avoid 'cookie cutter' aesthetic pitfalls. They are also energy modelled to meet Step 4 or 5 in climate zone 5. Oh, and did I mention they are FREE? Still, more work remains. Challenges remain in financing these projects, particularly when builds are modular. Home owners will also need to weigh the pros and cons of stratification, and whether to sell or rent units on their lot. At the same time, it's crazy to think how far we've come on the housing file in the last few years. Housing targets for municipalities, standardized municipal finance tools, provincial upzoning, STR regulation, single egress stairs! These designs are one more sign that #BritishColumbia is a North American leader in addressing the housing affordability crisis. Exciting milestone for infill development with the Province releasing their new standardized designs. Looking forward to seeing how this is received in the industry. The Province also released some interesting costing metrics for the designs and BC Regions (found via the same news release link below). While the assumptions are clearly stated on page 1, the excluded costs are often the most significant areas where cost fluctuations significantly impact the viability of this housing form. A few examples on the excluded items. - Soft Costs: Design & Engineering costs can fluctuate with various municipal or region requirements. Project Financing costs typically fall into this area and are highly variable depending on the borrower's financial strength and the deal metrics. There are some new products coming online to help here. - Utility Connections: We've seen costs range from $8k to $275k for utility connections for similar sized projects, depending on the location and utility company's required upgrades (this isn't always know at time of permit submission) - Existing House Removal: The main goal of this housing form is to redevelop existing suburban neighbourhoods. House removal can be significant cost if there are hazardous materials and potentially stringent recycling requirements for demolishing buildings, depending on the Municipality. It's an exciting time and great to see the efforts in cataloging costs here, but it also highlights the need for more collaboration and programs to reduce risk and incentivize this form of housing for larger uptake.
