A closely watched project that will add more than 1,700 apartments to Jersey City’s booming Journal Square neighborhood is on the verge of two key construction milestones. Its developer, Kushner Cos., says the first phase of what’s known as One Journal Square is more than three months ahead of schedule and will top out by April, as crews complete the steel frame for the 64-story, 966-unit north tower. The firm at that point will also start vertical construction on the second phase, where plans call for another 757 units atop the podium that’s been built to support both structures. Buildings can’t speak for themselves. (Yep, you knew that already!) So it’s rare (and special) when a building can “speak” via the Architect that shaped it. I had that opportunity on a walking tour of 4 incredible housing projects in Fitzroy designed by KTA over the years, led by the inimitable kerstin thompson herself. Kerstin generously, and with refreshing honesty, shared the successes and challenges of each project. We were also lucky to hear from Associate Principal Lynn Chew about key behind-the-scenes moments. What shone through resoundingly for me is how centered *people* were in both their stories. Clients, current & future residents, builders, neighbours, and even those who had previously lived / worked in the area. A powerful reminder that all housing is, ultimately, a container for lives. Next time you find yourself on a street corner and look up to find housing - try to avoid dwelling on just the height, materials or “style”. Don’t get bogged down by the nitty-gritty. Zoom out. It’s the big picture that matters most. 🔍Think about the neighbourhood it’s in. 🔍The layers of history that corner had / has. 🔍About the lives of those who live there. 🔍If it fosters community and/or an ecosystem. On June 26, New York City Housing Authority (NYCHA)'s Board approved a contract with Mega/Technico Joint Venture to renovate 1,668 apartments at Wyckoff Gardens and Gowanus Houses. This marks a significant step forward in the $216 million project funded by the 2022 Gowanus Neighborhood Plan. “These planned renovations are an investment in enhanced quality of life for over 3,700 Brooklyn residents at Wyckoff Gardens and Gowanus Houses,” said Deputy Mayor for Housing, Economic Development, and Workforce Maria Torres-Springer. #NYCHA is utilizing design-build project delivery, which improves coordination, shortens the procurement process, and ultimately saves money by awarding contracts to single entities for both design and construction work. The renovations will include kitchen and bathroom upgrades, hazardous material abatement, and heating optimization, with a focus on resident input and minimal disruption. Ackroyd Lowrie’s proposal on behalf of Major Housing Association for a development of 91 affordable homes, plus a new community space was unanimously approved by Barking and Dagenham Council’s planning committee earlier this week.     A 2,400m² brownfield site on Church Elm Lane will be redeveloped with 91 one-, two- and three-bed apartments, car parking, children’s play area, roof terraces and ground floor community and commercial spaces.     Ackroyd Lowrie's director, Oliver Lowrie comments: “The building uses a palette of varied brick colours and textures, that reflect the existing character of the area as well as the emerging design language of the rapidly transforming Borough.”    Major Housing Association’s director, Sandeep Singh comments: “The existing site contains vacant buildings in a poor state of disrepair and does not positively contribute to the neighbourhood.     “An existing planning consent for a development of 75 homes was secured in 2020, but after re-evaluation, our newly approved scheme will increase that number by more than 20%, including the much-needed, three-bedroom provision, whilst also ensuring all housing is delivered as affordable units for the local community.    “The redevelopment will provide safe spaces for children to play, employment opportunities and a new community space, all within a highly sustainable and accessible location.     “With affordable housing needed now more than ever, the unanimous approval of this development will be very welcome news for those wanting to live and work in Dagenham,” concludes Sandeep.     Andrew Bonner Hybrid Planning & Development     #planninggranted #planningapproval #urbandevelopment #urbanregeneration #towncentre #architecture #design #affordablehousing #newhomes #ukhousing #brownfielddevelopment #regeneration  

The completed apartment building is located in London Borough of Bromley. The land benefitted from Planning Permission but our client asked if we could improve the investment. We set about making changes to the layouts, and secured permission from Planning for a five storey building with nine apartments. The development in Raynes Park in London Borough of Merton is presently under construction. The object was to intensify the land use from a single, two-storey, three bedroom 1,291sqft house to 3x, 3,273sqft houses each with four storeys (including a home cinema below ground) and five bedrooms. This represents a 760% uplift in development area.
