Buildings can’t speak for themselves. (Yep, you knew that already!) So it’s rare (and special) when a building can “speak” via the Architect that shaped it. I had that opportunity on a walking tour of 4 incredible housing projects in Fitzroy designed by KTA over the years, led by the inimitable kerstin thompson herself. Kerstin generously, and with refreshing honesty, shared the successes and challenges of each project. We were also lucky to hear from Associate Principal Lynn Chew about key behind-the-scenes moments. What shone through resoundingly for me is how centered *people* were in both their stories. Clients, current & future residents, builders, neighbours, and even those who had previously lived / worked in the area. A powerful reminder that all housing is, ultimately, a container for lives. Next time you find yourself on a street corner and look up to find housing - try to avoid dwelling on just the height, materials or “style”. Don’t get bogged down by the nitty-gritty. Zoom out. It’s the big picture that matters most. 🔍Think about the neighbourhood it’s in. 🔍The layers of history that corner had / has. 🔍About the lives of those who live there. 🔍If it fosters community and/or an ecosystem. Let that guide how the building “speaks” to you. 🎦 Video below of KTA’s Kerr St residences from the Walking Tour in Fitzroy on Wurundjeri Woi-Wurrung Country. #lookup #mediumdensity #housing #thebigpicture #openhousemelbourne2024

If you're wondering where public funds for affordable housing could go, below is an excellent study showing an example using vacant city owned land. Check it out!
Neiman Taber has been working with House Our Neighbors to envision what social housing might look like here in Seattle. We put together a feasibility study to provide a concrete example of how funds from I-137 might be used to create housing abundance on city-owned land that is currently just sitting vacant. Our design concept would add townhouses, apartments, and co-living units on the former site of Fire Station 31. Check it out here: https://lnkd.in/g3UNPAHW

The Missing Middle... It’s clear that there is a pressing need for more housing options to accommodate our increasingly diverse population. We must introduce changes to R2 and R3 zones to foster vibrant communities that offer better access to transportation, open spaces, and retail. Emphasising good placemaking and prioritising housing near public transport are crucial steps. This is an issue that affects regions and cities across NSW. Let’s work together to create richer, more inclusive communities through diverse housing options... Exciting Development in Wynwood: Bazbaz Proposes Landmark 48-Story Project. Bazbaz Development is set to redefine the skyline of Wynwood with a groundbreaking proposal for a 48-story apartment tower, marking the tallest project ever envisioned for this vibrant Miami neighborhood. Leveraging the opportunities presented by the Live Local Act, this ambitious project will significantly elevate Wynwood's residential landscape. Project Highlights: Location: The development will occupy a 1.5-acre site at 2110, 2118, and 2134 North Miami Avenue, and 2101, 2129, and 2135 Northwest Miami Court. Scale: The 755,700-square-foot project will feature 544 units, offering modern living spaces in a dynamic area. Parking: The plan includes 321 on-site parking spaces, with an additional eight off-site spaces. Community Impact: At least 40% of the units will be designated for households earning no more than 120% of the area median income, ensuring affordable housing options. The Live Local Act allows developers to exceed local zoning limitations in exchange for providing affordable housing. Under this legislation, Bazbaz Development's proposal, which stands at 48 stories, could have been as tall as 60 stories but already surpasses Wynwood's current 12-story height restriction. Previous Plans and Acquisition: The current proposal is a significant departure from Bazbaz Development's initial plan, which featured an eight-story and a 12-story building with a total of 339 apartments. Bazbaz acquired the development site in 2022 for $12 million, highlighting their commitment to transforming the area. Broader Impact: The Live Local Act has sparked numerous development proposals across South Florida, aiming to address housing affordability while encouraging urban growth. Other notable projects include Moderno Development Group's 27-story 500 Art Lofts in Fort Lauderdale and Whitman Family Development's mixed-use project in Bal Harbour, which has generated considerable community discussion. As this proposal moves forward, it promises to bring new energy and opportunities to Wynwood, enhancing its reputation as one of Miami's most dynamic and evolving neighborhoods. Stay tuned for updates as Bazbaz Development's visionary project progresses. #WynwoodMiami #BazbazDevelopment #MiamiRealEstate #LiveLocalAct #MiamiSkyline #AffordableHousing #UrbanDevelopment #LuxuryLiving #MiamiApartments #RealEstateNews #CityGrowth #CommunityImpact #FutureOfWynwood

The path to addressing the housing crisis isn’t just about building more—it’s about building smarter. Between high-density apartment complexes and sprawling single-family homes lies an underexplored middle ground: small lot detached homes. These housing options hit the “sweet spot,” providing individuals with an affordable chance at homeownership while offering thoughtfully designed community spaces that prioritize connection and convenience. Imagine homes with: A small yard: Manageable, low-maintenance outdoor spaces. Shared parks: Green spaces for recreation and community gatherings. Well-placed amenities: Cafes, grocers, and local shops within walking distance. This approach moves away from underutilized, oversized lawns and cramped urban developments, creating vibrant, livable neighborhoods that meet modern needs. By embracing this opportunity between traditional detached homes and attached housing, we can create dynamic communities where people thrive. Canada and the USA aren't alone in having an affordable housing crisis: Australia is facing the same situation. However, here are two examples of innovative social housing projects that are offering new hope. The Midtown MacPark and Nightingale developments show that affordable housing can be thoughtfully designed, creating vibrant communities where residents feel proud to live. These projects, prioritizing design and community building, stand as models for how we can rethink housing to foster dignity and inclusivity. With amenities like gardens, communal spaces, and sustainable architecture, they’re reshaping the future of affordable housing. I write this posting now several weeks after meeting the new residents of the HousingFirst Marlborough Street development. A workshop organised by HousingFirst Ltd presenting a unique opportunity for me to meet the community, now settled into their new homes. A chance to reflect on an experience which I believe our profession of architects needs to do more: engage with, more fundamentally, the people for which we are designing. Rather than designing purely through the matrix of our legislative apartment design manuals. I have benefitted from having met the real people who need a roof over their heads. To understand the safety they need to feel, the community stability they crave, the health and comfort we must offer and the cost-of-living burdens they endure. The benefit i have gained will be brought to the next project, then the next, as the State and Federal Governments seek to ramp up the construction of social and affordable housing. They must be delivered in the most meaningful way for these communities, so listening to the obstacles the residents face is an essential piece of the design puzzle. Designing and constructing empathetically and sustainably is the only way to ease the long-term cost of living woes for the residents, and create harmonious communities. Government targets are one part of this, and we must seek to exceed these where possible. However the real challenge will be meeting the initial increase of costs and this is where Government really needs to step in to support the industry. On a final note, I was deeply humbled by the connection between the residents and their flora and fauna. Seeing the residents bond with their pets and plants was touching. Fish, budgerigars and balconies over-flowing with flora. We must maximise opportunities for connecting our communities with biodiversity with each new social housing project! Let’s exceed our targets and create spaces that truly improve lives and foster community. #Melbourne #HousingFirst #BaldassoCortese #CollaborateCreateConnect #AustralianArchitecture #ArchitectureAU #CommunityHousing
