Residential nodes are comprised of diverse lot sizes with many alley-loaded homes, which minimized space for front and back yards. To create a strong sense of community, programmed open spaces and activated streetscapes weave throughout the residential nodes and serve as extended yards for recreation and gathering. #LDProjects

This video gets at the heart of the “Building Small Movement.” This traditional single family urban infill lot can accommodate 3 units with a detached garage (and bonus studio) offering elevated urban design instead of a one single-family residence. This is an Interstruct Design exercise in missing middle housing, trying to push our city’s zoning and our local municipal code to bridge the gap. What does Building Small mean in terms of the classic real estate questions: How big is it? How many dollars is it? During a recent conversation with the Urban Land Institute, Jim Heid, FASLA – the champion of small scale development – explained: “It’s a qualitative discussion, not a quantitative discussion. So, Small is a way to build more humane places .... And it’s about a more evolutionary approach to development, a reaction to the bigger institutional approaches that are fairly formulaic ... they don’t really respond to the soul and fabric and character of communities.” This is exactly what drives our vision and decisions as we continue our exploration of residential design in the Hourglass District and beyond. The proposed masterplan vision is to bring transformative changes to historically disinvested Southside of downtown by bridging the gaps between neighborhoods through enhanced public realm to historic markets and downtown living. HOPE will be a successful community design that enhances the quality of current arena district as a medium of inclusion for diverse uses and diverse people. HOPE is a downtown living community design that functions 365 days a year activated by diverse neighborhoods that are new and historically important. A neighborhood is more than just a collection of streets and buildings, it is a living entity that embodies values, aspirations and identity of its residents. The proposed urban framework builds a network of neighborhoods that are diverse and have unique sense of identity. Taking inspiration from the historic Babe Denny neighborhood, the frameowrk focuses on building a dense urban fabric with an intermix of mixed uses, market areas and residential uses for a vibrant downtown living. A strong cultural trail connection through a series of public spaces and neighborhoods bridges the gap between nature, people and communities amidst the hustle and bustle of the urban life. Public spaces with greenary, trees, parks and access to nature become a sanctuary for residents living in the neighborhood. Tree lined streetscapes, outdoor activity oriented shopfronts, bustling streets and bike trails become places that spark conversations. Who says that affordable housing can’t still be charming and attractive? These 19th century 15 foot wide townhomes say otherwise! We found these lovely homes in the Pullman neighborhood of Chicago on the recent MAGICAL MYSTERY TOUR led by @LCforceofnature from Minneapolis to Cincinnati on the way to @CNU32. 15-foot townhomes, similar to the “Grow Home” concept by Avi Friedman, are affordable by design; these townhomes are still affordable today, ~140 years after they were built. How does this happen? By reducing the parcel size to 15 feet in width, land costs are cut to less than ⅓ of those for a standard single family home. So why don’t we build housing like this anymore? Well, in many places, zoning codes don’t allow it, due to minimum lot sizes, required setbacks, and other rules. PLACE Initiative is trying to change that, one place at a time. We’re excited to see Hobsons Bay City Council has released the Forest Street Pop-Up Place Idea for consultation. This initiative is part of the 'Better Places Spotswood and South Kingsville' program that aims to provide a more holistic and integrated approach to thinking about and designing for future-looking change into the future in these neighbourhoods and actively involving the community in the process of shaping the places they live in. Our urban design, landscape architecture and transport teams were proud to contribute to the program, preparing two Spotswood projects ‒ the 'Streets for People’ and 'Hudsons Road Streetscape Masterplan’ ‒ in which we envisioned Forest Street and Hudsons Road intersection as a central gathering public open space for the community. The Forest Street Pop-Up Place Idea showcases tactical urbanism which not only creates a better community, sense of belonging and, engaged neighbourhood, but also tests how the community might use this space and how this potential transformation may succeed with more permanent features. Whether there is a full or partial road closure for vehicles, bench areas, or more vegetation, tactical urbanism allows councils to test features before making big decisions for urban infrastructure improvements.
