🏡 Exploring Housing Market Trends: Key Insights from Real Estate Data 🏡 As part of my recent project, I analyzed housing data and gained some valuable insights Price and Area Correlation: Properties with larger areas and more stories tend to command higher prices. For instance, homes with over 7,000 square feet and three stories can fetch prices upwards of ₹13 million. Modern Amenities: Homes equipped with air conditioning and parking spaces for 2-3 vehicles are consistently priced higher. These amenities seem to play a significant role in buyer preferences. Guest Rooms & Basements: Interestingly, the presence of a guestroom and basement doesn’t necessarily lead to higher prices across the board, highlighting the complexity of buyer preferences. Furnishing Status: Fully furnished homes are in demand, often selling for higher amounts compared to semi-furnished or unfurnished properties. I just walked back from lunch on this nice Wednesday, and enjoyed the increased foot traffic from all of the interns working downtown. Last night, my youngest daughter, Elizabeth Coyne pictured below with Paul Federico, Lisa Mullin and Baju Shah attended the Cleveland Guardians game where the Greater Cleveland Partnership hosted its second annual intern outing. Last year about 700 interns attended the party, this year over 1500 interns were given free tickets to the game. The event was a huge success and the tickets were oversubscribed. I point this out because most of these interns are working in physical offices. And they expect to work in an office. And want to be in an office where they can learn from other people. When people worry about the future of the office, the bright spot is each year’s incoming workforce of former interns. While the work from home trend is real, studies do show that people who are in the office less are more likely to be let go when there is a downsizing. And less likely to get a promotion than colleagues in the office. We all have great stories of friends we made early in our careers sitting in our offices learning our jobs. These interns reminded me that there is a demand for office space. And that demand needs to be supported by cities who need to make the environment clean and safe. And landlords who invest in their properties with amenities. There is a market for office space. You can see on the summer streets of big cities across the country, filled with interns walking to food trucks at lunch. That market needs to be supported so these young people can have the same learning experiences as prior generations did.

𝗔: I have been greatly inspired by my Dad, who was a very successful builder here on the Coast and more recently, at 79 years of age, a judge for HIA Building Awards. Decades later his most iconic builds still stand proud on Minyama Island and Moffat Beach. Growing up here on the Coast and being surrounded by all aspects of the building trade has helped me understand construction and the intricacies of real estate. 𝗤: 𝗔𝗻𝘆 𝗰𝗵𝗶𝗹𝗱𝗵𝗼𝗼𝗱 𝗱𝗿𝗲𝗮𝗺 𝗰𝗮𝗿𝗲𝗲𝗿𝘀? 𝗔: I long aspired to be an architect. When I was a kid I would draw hundreds of floorplans and bring the plans to life with Legos! Complete houses with internal walls and north facing pools! In my teens I did a summer internship with a local Architecture firm and a CAD (Computer Aided Drafting) course however somewhere along the way I changed paths. 𝗤: 𝗬𝗼𝘂𝗿 𝗺𝗼𝘀𝘁 𝗿𝗲𝘄𝗮𝗿𝗱𝗶𝗻𝗴 𝗮𝘀𝗽𝗲𝗰𝘁 𝗮𝘀 𝗮 𝗿𝗲𝗮𝗹 𝗲𝘀𝘁𝗮𝘁𝗲 𝗮𝗴𝗲𝗻𝘁? 𝗔: Helping people along their property journey. It is so rewarding when you successfully connect people with the property they have been searching for. I truly care about the outcomes of the clients. Throughout my internship at McDonald building group I have been asked to accomplish a lot. Some of these things include ordering of products, returns of products, keeping up with operations timeline, helping with the planning of projects, and making sure that everything runs as smoothly as possible. Now you're probably wondering how these tasks that I have faced relate to supply chain, well let me explain it. When we are building a house, it takes a lot of different materials to get the job done. We order many different things when building a house, for example to frame the house we need wood or granite for countertops or the tile flooring for bathrooms, there is so much that goes into each and every house. So one thing I have been tasked with is ordering some of these goods and materials and the way this relates to supply chain is that this is considered procurement, which is the sourcing of goods and services. Just to give you a better example when we have foundation of a house done we are then ready for the framing stage, so what I’ll do is contact the framing company that we are going to use and set up a date for them to come and frame the house, after we have that set up I have to order all the wood that they will need to complete the job, so I then go and order all the necessities through first builders choice have all the wood delivered to the job site so the framers can get started and frame the house. So I have to procure the materials that are needed. Another example of supply chain at my internship is reverse logistics, and with many of our projects we end up having leftover unused materials, and so my task is to go through and make sure all the unused materials get returned and make sure that the building supply store gives us a credit back that we can then use on other projects that we have going. Another example of supply chain in my job is planning when we are working on a project we have a operations timeline where we have everything planned out, and what I mean by that is that we have a timeline for when everything is supposed to be done, for example we always schedule the brick layers to come after the framers are done, so I have to make sure things stay on track and if something does go askew I have to adjust out timeline and plan accordingly. While I have accomplished a lot throughout my time here I have run into a few challenges along the way. One of the challenges I have faced during my internship is ordering materials to be dropped off and then receiving the wrong goods when this happens, I’ve had to figure out how to get the right product to our job site and one way I have overcome this problem is through using my people skills and just talking through the problem I am having whether that’s with a co-worker or with our vendors and just figuring out how to solve the problem at hand. #waltonsupplychain #supplychainU J.B. 🏢 We've Moved Up! 🏢 After 2 years in our initial office, we've moved up a floor to a bigger space. Currently, we're furnishing it and giving each room a funny name. I would like to share 2 stories from the old office: On March 1st, 2022, we moved into our first office. On that day, our first employee, Yann, began his internship. We rented a bigger car and picked up free old furniture from a town hall that was being renovated. Yann didn't write any code that day; instead, he helped us move our first furniture. Since then, we've joked that every intern's first job should be moving something in the office. 🚚 About a year later, we had a small launch party for our app "Yzer." We invited all our employees to the office, but we had grown to around 15 people, and our old office was only meant for maybe 6. It was never as cozy in the office again.
