🚧 We have officially begun refurbishing this roof terrace at a London-based Student Accommodation property. 🏡 Last week site set up was established. Our team of sixteen operatives have been busy with the site excavations moving soil to the drop chute. We estimate we've removed 30 tons of soil so far. 💪 Being on the roof terrace makes the job slightly more challenging, but nothing we can't get our head around! ✅ We are aiming to clear the entire central roof area by 20th December in line with our program. ♻️ We’ve proposed retaining and repurposing the existing egg crate membrane system instead of disposing of it. In Groombridge, Tunbridge Wells Borough Council granted permission for the conversion of an office building into 3 dwellings. Despite some challenging constraints such as being in the High Weald National Landscape, the Green Belt, the countryside, 7km from a Habitat Regulations Assessment zone and the fact that the building is Grade II listed, GSP (along with co-consultants BUILDING DESIGN STUDIO LTD, Crosby Transport Planning and Silva Arboriculture) collectively managed to persuade officers that a modest extension and re-use for residential purposes was acceptable. In Paddock Wood’s countryside, the client approached GSP following the commencement of enforcement investigations relating to the siting of 5 additional caravans within an otherwise lawful caravan park. GSP liaised with the enforcement officer from Tunbridge Wells Borough Council and encouraged the client to add a further 4 caravan plots to deliver a more efficient use of the previously developed land. Thanks to our co-consultants for their assistance: Bourne Project Services (drainage and flood risk), Hook (topographical) and Native Ecology | Certified B Corp. In Meopham’s countryside and Green Belt, Gravesham Borough Council has granted permission to convert an existing stables building into 3 self-build dwellings. Officers considered that the development would conserve the character and spatial layout of the existing stable block, as well as providing suitable living accommodation without any harm to neighbouring amenity or highway safety. Thanks to our co-consultants for their assistance: KB ECOLOGY LTD and TSC Designs Ltd (structural survey). Finally, in the West Malling Conservation Area, Tonbridge and Malling Borough Council has granted a prior notification under Class MA for the change of use of a commercial building and land within its curtilage to 15 residential dwellings. Here's the first rezoning application under the City of Vancouver's new TOA Rezoning Policy. Sightline Properties' full city block site at West 29th Avenue and Ash Street was previously approved in 2022 for a 46-unit townhouse development. As the site is located 500 metres from King Edward Station, it is now eligible for up to 3.0 FSR under the new TOA Rezoning Policy. The result? A completely revised project with 230 market rental units, including 20% below market, in two 6-storey woodframe buildings with townhouse units on the lane, all above one level of underground parking. 3.0 FSR density (and a gym on P1 with natural light from above!) It's increasingly challenging to assemble land for lowrise rental development in the City of Vancouver, but it's great to see 'pre-assembled' sites like this one make the switch from low density strata to rental. The zoning certificate shows what use the property is zoned for. The certificate will also show up to what height can be built on the property, how much of the ground can be built on, the types of buildings allowed, the density and maximum size of the building that is allowed. This certificate will confirm the rights and development potential for the property. This means that you will know if you can build a double story block of townhouses, or a four story apartment block. You will know if you can legally build extra units and still have enough parking and without building over the property boundaries or covering too much of the ground area. Zoning on a property can often be altered to meet with your proposed development with the assistance of a Town Planner, however, this is provided that it still fits within the land use and development schemes of the municipality.
