Verdion has completed the development of Verdion PremierPark Berlin, a new €100m #industrial and #logistics hub close to the German capital and the largest asset in its VELF 1 fund. The 150,000m2 former #brownfield site provides market-leading commercial and light production space in a landscaped environment within the Berlin submarket of Ludwigsfelde, close to the city’s ring road (A10) and 35 minutes from its centre. Designed to reach DGNB Platinum and with KfW40 design standards, the park is powered by #cleanenergy including roofs ready for PV panels. Warehousing and offices have underfloor heating fed by district heating, and charging stations for electric cars and bicycles have been installed. Biodiversity improvements include new wildlife habitats and 200 new trees. A new pedestrian and cyclist entrance to/from Birkengrund bus and regional train station 150m away has been incorporated into its design. Three speculatively-developed, energy-efficient #buildings offer a total lettable area of 62,500m2 including #offices and mezzanine, with units from 6,500m2 upwards and are immediately available to lease. In the second quarter of this year, the rental activity of industrial and logistics properties reached almost 180,000 m2, while take-up (leased premises cleaned of lease extensions in the tenant's current premises) rose to 110,000 m2. Compared to the last quarter, this is a really significant increase, the take-up itself increased by 108%. This follows from the quarterly report of the global real estate consulting company CBRE. https://lnkd.in/dpMrRZzi

NEW TRANSACTION BY RENEW Real Estate VDH Forwarding & Warehousing & Melcombe Partners have signed an agreement for the development of a new distribution center in Ridderkerk. The state-of-the-art building will be over 30,000 m² in size and will have fully cooled business space for the storage and distribution of fresh products. The building will have the latest sustainability technologies so that VDH can serve its customers as greenly as possible in the field of sustainable storage and distribution. The basic principle is that the building meets the standards for a BREEAM Excellent label. VDH has committed to this development through a long-term lease agreement. Construction, which will be carried out by Bouwbedrijf Fraanje, will start in July 2024 and be completed in the fourth quarter of 2025, after which VDH will move in immediately. RENEW Real Estate advised Melcombe Partners in this transaction commercially, Van Doorne (legal) and Royal HaskoningDHV (technical). In an interview for PropertyNews.pl, Radoslaw T. Krochta, CEO of MLP Group, shared key insights into the current situation of the industrial real estate market and outlined plans for the future: 🌏 Increased investments from Asia "We are witnessing a significant inflow of investments from Asia, particularly in Germany, though Poland is also benefiting from the nearshoring trend," said Radosław T. Krochta. This process accounts for 60-70% of warehouse investments today. 🏢 Adapting to changing market conditions MLP Group continues to evolve with the market, aiming for growth in key urban locations across Poland, Germany, Austria, and Romania. The company plans to acquire land in Rzeszów, Wrocław, Poznań, and a large plot in Warsaw for a multi-phase warehouse project. 🚀 Expansion in H2 2024 The first half of 2024 was highly successful for MLP Group, and the company is gearing up for accelerated growth in the second half. Radosław T. Krochta noted, "We are increasingly securing clients seeking advanced solutions. The harvest is still ahead of us." 🏗 Long-term leases with strategic tenants "We are signing several long-term lease agreements, often for complex projects that take time to develop," explained Radosław. T. Krochta, with the average lease term reaching 12 years. MLP’s tenants are staying longer, indicating solid demand for industrial spaces. 🌍 Urban Logistics focus by 2028 By 2028, MLP aims to boost the share of urban logistics to 30% of its gross asset value, further strengthening its presence in prime locations.
