The City of Lakes Community Land Trust is honored to have "The 628" recognized as a Finance & Commerce Top Project for 2023. 🏆 In order to make The 628 a reality, The City of Lakes Community Land Trust and Hope Community, Inc. leveraged their distinct capabilities and knowledge of the Phillips neighborhood and submitted a proposal to co-develop 628 East Franklin into seven long-term affordable homeownership units. A year later, with significant funding support from the City of Minneapolis and Minnesota Housing, the CLCLT acquired the property and restoration began. The 628 has now been remodeled into seven condominiums: Six units with three bedrooms and one 1-bedroom unit. The larger units (1,400 to 1,550 sf) offer families an opportunity for ownership not usually found in multi-family buildings. The building’s exterior is original brick as are many of the interior walls. Renovations adhere to Minnesota Green Communities Standards, and in the near future, solar panels will be installed to further long-term sustainability for homeowners. The CLCLT will remain in ownership of the land and ensure the homes remain affordable to individuals or families at or below 60% of the Area Median Income with each resale. NEWS: Children's Hospital of Philadelphia Builds Morgan Center for Research & Innovation -- Children's Hospital of Philadelphia is constructing the $480 million Morgan Center for Research & Innovation on its Schuylkill River waterfront campus. Situated next to the existing Roberts Center for Pediatric Research, the 350,000-sf tower will provide state-of-the-art labs and core facilities where investigators and clinicians from different disciplines can engage in collaborative discovery. CannonDesign’s architectural vision for the 17-story building strategically collocates wet and dry environments to accelerate the creation of innovative new therapies. The dynamic and flexible structure will provide 257,630 sf of lab space, 33,000 sf of office space, and 6,500 sf of ground-level retail. The second story will accommodate conference rooms, collaboration spaces, and a lecture hall. Opening onto a variety of outdoor areas with pedestrian paths, the biophilic development will encourage circulation through public green spaces. Gilbane Building Company, Pride Enterprises, and McKissack & McKissack are jointly delivering the sustainable facility, which is aiming for LEED Silver certification. Medical Architecture has started construction on a Psychiatric Intensive Care Unit in Dorset, England. A new medical centre that couldn’t get onto its feet… 6 months of Town Planning complexities had ground the vision for this Medical Centre to a halt. The Icon studio was then engaged to review the existing Town Planning application. The Icon inhouse town planning team conducted a rapid and thorough review, and made the decision to withdraw the long-standing application. With a new & strategic application being prepared and submitted to the Latrobe City Council, full Town Planning permit approval was granted within 5 weeks. Additional to the rapid speed of Town Planning approval, Icon increased the approved number of consulting doctors, from 2 doctors to 9 doctors. An extraordinary outcome and dramatically increased revenue generating Medical Centre for the stakeholders. “We really don’t know how it happened, but it was just so quick” DR ZAFAR, PRACTICE PRINCIPAL Given the compliance challenges of the tenancy, achieving 9 fee earning consulting doctors in the town planning permit was extraordinary. To facilitate this return on investment opportunity, the Icon studio reengineered the original architect drawn floorplan with genius space utilisation, to accommodate the dramatically increased consulting capacity.
