From the record-breaking returns from a number of best-selling properties currently on offer, to the ever-increasing number of registered users, August 2023 was one for the books. As 2023 unfolds halfway, "subtle price growth mirrors current demand" in #jakarta new #apartment market, also probably a proxy to overall unit pricing to existing units. Another proxy would be to be looking at serviced apartment occupancy rate and rental rate for the non-prime areas that are stagnating. Exception is on rental rate in CBD area, which is growing nearing 2018-2019 level. Might be a good news for landlords and owners renting out. Reviewing the Jakarta property market and outlook for 2024, my view is.. underperforming property will still struggle to achieve the baseline and rental yield is expected to drop, for grade premium and A, they continue to perform but not hike in rental rate as CBD remains stagnant with not much sqm to be supplied
The sub-district of Kalibawang is one of the sub-districts located in Kulon Progo Regency, Yogyakarta. Kalibawang sub-district has a fairly diverse geographical shape, ranging from flat to steep terrain. This results in landslides occurring frequently in certain areas with steep to very steep terrain. One of the affected sites is the Maria Cave, which is frequently visited. Hence, here is a visualization of the landslide hazard map derived from overlaying several maps. The train name was apparently inspired by the sound of a ‘rushing high speed train.’ At this time, the train can only carry 600 passengers for each journey, and travel at speeds of up to 350 kilometers per hour (217mph). Test runs and free rides were offered to the public prior to commencement of the bullet train’s commercial operations. Bandung is the second largest metropolitan area in Indonesia, currently inhabited by about eleven million people. Jakarta city folks love to visit the city for its comfortable, cool year-round temperatures because of its location on a river basin surrounded by volcanic mountains of up to 2,400m. Most of the time, the main reason is " blamed" on the poor pedestrian infrastructure provided. Is that really the case? Here I share a little video footage of walking activity in the process of shifting modes (Mass Rapid Transit/MRT menuju Light Rapid Transit/LRT Dukuh Atas, Jakarta, Indonesia). General conditions: 1. Walking distance 500-600m 2. Characteristics of pedestrians on weekdays: Commuting workers (Afternoon) 3. Good in wayfindings, signage, and ramps. 4. Good in pedestrian refuges, tree/plant/landscape, waste bins, and placemaking. 5. Complete enough with access to food and public spaces. Impression: Seemed far enough for me as a person who was forced to walk (captive). But another impression is that the good assessment in several aspects (complete, safe, comfortable, and humanist) becomes an excuse and does not make me "kapok" or deterrent / surrender in walking.
